the different is 6.1sq meter is for 3 air-con space.

calc for you

Master bed room air con space
1.65m x 1.05m = 1.732m2

Yard air con space
0.9m x 1.8m = 1.62m2

Bed Room 3 air con space
1.8m x 1.55m(estimate) = 2.79m2


When you add air con space= 1.732+ 1.62 + 2.79= you will get 6.1 m2

developer objective is maximise the profit.

becoz sand brink - contain glass, stone and cemment etc....where the heat are kept hardly dispell easy.

Regards is zalam or other developer mostly use sand brick juzt a small part of the building.SnP won't mention exact material, but usually compensation in other form, like window material, door and etc.

Construction technology also envolve, you notice most the highrise wall are cement casting wall compare 80's landed using clay brick. Try to observe highrise construction, hardly use brick.
Early condo at kl can be found behind tabung haji know as condo kudalari, you notice the wall are clay brick.
