I sensed that there is quite substantial amount of risk in this project. The more connections they have, the higher risk !

With 555k for 1100sf... pricing is attractive. Just that very high density of over 2k unit....

Free SnP fee, but need to bear the legal fee.

i still cant trust this company , the latest project pandanmas residency just launch few month ago still dun know the record from the developer, anyone got more detail about this developer?

It depends on the time between booking and SPA. Some developers can have one year between, and some it's just two weeks.

If it is two weeks or one month, then I say it's reasonable. Anything else means its a lousy developer. Unless they pay back interest earned.

Another past completed project by the developer named Laman Bayu located at Segambut Dalam, 21 units of semi-d..

Hello Maneki-san,

For 8 petaling it's a low density and starting price is already 900k - 1 mil.

In terms of accessibility 8 Petaling wins hands down as one can just walk across the road to shops and amenities. School is also just right beside.

I just received news that for this project there will be a New College, not Uni (yet) (*corrected) called XXX to be built within 100 metres away.

There are 4 blocks,

Block C and D open for sales to public, said RM550k for 1100sf, it is around RM505 psf
Block A and B reserve for gov servant, what is the psf?

Block C and D is under phase 2.
Block A & B is phase 1. (For government servant, min size also > 1000sf., price unknown)
All will completed same time somewhere in 2018.

Phase 1 & 2 with be difference guard house and facility and resident can cross to other without proper the access card.

2 different condos but both using the same access road. e.g same road u can find Endah Puri, Endah Ria Ria, Endah Promenande in Seri petaling.

Now is only open for booking.
Design and layout are all available but cannot openly disclose yet as pending Advertising Permit & Developer License(APDL)

Booking rate up to yesterday morning is ard 20%.
