U can check with TLS SA. Ask them seriously. Some might got "Sticker game" by agent. TLS SA can bypass them.

already asked them , and ya , i guess sticker game played around . my agent called back me , told me that got loan rejected . so i might going tomorrow morning and place the booking . finger cross hope my loan will approve after .

You need to take a look on the traffic. There's only like 2 exit from oasis 1 area and it is shared with MULTI condo building such as Ivory Residence, Ameera Residence , another condo i don't know the name and future would be OASIS 2.
Even without the tenant, the traffic is soooo jammed up during rush hour ( morning ) You might need to consider that.
Because Kajang towards KL and Putrajaya, all very heavy traffic early in morning.

Just my opinion ( I am living at Saujana Prima and i really hate the traffic! I need to exit at 6 from my house in order to avoid unmovable traffic at 6.30 from Grand Saga toll heading to MRR2 or PJ and whatnot. Tol Kajang exit to sungai besi? In your dream. Very2 heavy traffic)

May i know how's the traffic (during peak hour) if come from mutiara heights to Grand Saga toll (RM1 toll)?

Traffic to Grand Saga Toll is still consider ok. However, after 6.30, traffic jam will start from BTHO exit all the way to after leisure mall.
