Contact the sales gallery. Even though it's not officially open for sale, you may place a booking and they will issue you a 'Letter of Intent'. Once the got APDL, all the other process will follow.

Anyone know what is the discount for AP Phase 2 now?
*
12% rebate on Phase 2 now, may reduce to 8% soon.

Hi, FirstHome. Does it mean that CIMB offer you 6.85-2.40=4.45% while RHB Bank offer you 6.85-2.50=4.35% housing loan interest?

You're right!

Agree with you.
It happen to us before. Lots of promise given but at the end we only legally bonded with what really stated in the S&P.

Personally, I'm not too impress with the vision video, nothing new, because that what they had sales to us long time ago. Not to blame 100% to LYG because their promises not stated the exact date to deliver the vision. May be next year or may be another 5 years or even more. Like the interchange, I only can see the Project Board after 12 years received my house key. If delivered the result might be not the same as shown in the video. Could be same or 'asal ada' only. Don't forget to read the statement at the end of the video  blink.gif

Anyway we still have hopes and gives another chance to LYG to prove that they are serious with the township.
The vision video is good but can be GREAT if only been delivered on timely manner.
*
Agree with you and keponggangster, for new property launches, all developers over-promise.

As first home buyer, I do pray LYG keeps its promises, at least give good quality delivery (minimum defects).

I did not mean to demotivate Firsthome (ya, I am purely conveying my concern to him only). There will be definitely defects in all housing projects regardless of the developers mainly due to workmanship issue.

Think Positive , Hope for everything go smoothly and less defect. Nothing 100 per cent perfect in this world.

Thanks tiger and kepong, 2 years will be soon here, have to start saving money for the unexpected.

Hi BEANCOUNTER - For clarification of all doubts, we have never advertised or claimed that Acacia Park (or Garden Heights) is a guarded and gated development.

What we are doing for Acacia Park is getting all the owners to pre-sign their consent to set up the Resident Association upon completion of the project. With this, we as the developer will deliver together with the houses the perimeter fencing, street CCTV and guard house, which will be maintained by the developer for the first year and subsequently to be handed over to the Resident Association.

For Garden Heights, we will also deliver the perimeter fencing and guard house to the Garden Heights Resident Association. It's just that Garden Heights wasn't planned from the start to incorporate this, so we will need to get a 80% mandate from the existing buyers.

We will obtain the necessary consent.
*
For Acacia Park, it will be good that LYG manages it for the first year as many residents may only start moving in after 3-6 months. If it is directly handed to the Resident Association, not sure who will go collect the debts (fees).

LYG, first year how much will be the maintenance fee + sinking fund per month?

try u ask RHB to include MRTA and see on the final monthly installment.
*
RHB MRTA is more expensive, with Tokio Marine Life compared to CIMB MRTA with SunLife.

CIMB has a RM200 processing fee with a RM10 current account charge per month, if you take their full-flexi.

*
RM10 is deducted from your current account with CIMB every month.

I thought the loan agreement fee is paid by developer, right? As well as the SPA legal fee.

Just choose the best rate offer. Then they will advice lawyer to prepare the loan agreement. In this case, LYG is paying for both SPA and loan agreement legal fee, so they will prepare everything and you can sign together.

I am GH phase 5 buyer, also not yet sign SPA smile.gif
*
Yeah the Loan Agreement and SPA fees are both borne by developer. We only need to worry about the MOT, will come after we get the house.

Hi LYG Admin,

1) Can you share the take up rate of Acacia Phase 2? Is the response as good as Phase 1?

2) For Phase 1, when is the latest date registered buyers must sign S&P? and is there any units open for sale due to loan rejections? If yes, please PM me, I have a friend keen to buy Phase 1.

Thanks.

Hi FirstHome - Acacia Park Phase 2 is approximately 50% registered to date.

Can you let us have your contact number and our Sales Team will get in touch with you if there are any pull outs from Acacia Park Phase 1.

Why not get your friend to consider Acacia Park Phase 2.

Do come along with him this Saturday (6th December 2014) to our BTP Sales Gallery for our Appreciation Carnival. If you are an existing buyer, by just introducing your friend to purchase a property in BTP will entitle you to a special cash reward.
*
Ok noted. I will get in touch with the Sales person.

I spoke to SA yesterday, she told me Acacia Phase 2 only left 15+ units. Really not bad!
