have to say JH better. location better also. most important near chinese township better appreciation.

cyberjialat may no pork no dog in future. no pork no dog place is a low class place.
u c dpc, bangsar,mk got dog and pork sibeh luxury and high class.

I can retire in jh one day cos I hav a factory rite next to jh. Oso some in bdr tech n bangi. Think it easy for me to collect rental ma. Moreover can jog 5km there everyday.

I could see why you compare these both. I bought a studio in Garden Residence because it gave me the impression of Jade Hill. Personally prefer Cyberjaya because nearer to my workplace.

Your looking for own stay, really depends on where is more accessible to work.
Cyberjaya has its own potential, and furthermore wih schools and luxury landed props coming up. More families are buying into it for future children education and accesibility to KL.
I like JH very much for its landscape, but KJ is way too far from where I frequent.

Would you at least tell us where you work? If you work in Puchong, obviously most will sat GR. If it's Cheras, then maybe JH. But since you identified both, presumably you don't mind the distance?

JH would be nicer to stay. Cyberjaya has potential but maturity will take several more years, perhaps at least 5 years.

Too close the ind to JH but no doubt the 5km jog is tempting hor. Not many places in kv provide nice area for jogging now. KLCC park oso got bargers robbing runners. sweat.gif

They r some older factories in bdr tech which u might get discounted price. ask agents to search around but hav to patiently wait a while.

If wan resi, I blif the EM semenyih is a beta bet than kajang for the next 5 yrs as EM is promoting township rather than single project.

Futher to tat, I reckon in the long run EM ll capture quite a number of potential S2 buyers. M2C

Bro, just to share with you my opinion.
Both places are nice and have their own pro and con thus depending on what you actually want such as nearby to work place, living environment, future potential for capital appreciation etc.
in summary, what I can share is:-

Cyberjaya -
Pro:
1). New township with commercials coming up but need some time to mature.
2). Because everything is new there... Shops, houses, infra, condo... give you the clean and tidy feeling.
3). So many greenery and landscape such as parks, lakes... 30% of the land reserves for greenery as per their master plan so you feel very peaceful when inside cyber.
4). Easy accessibilities and w/o jam to KLCC via MEX (20mins), KLIA via ELITE (20mins), IOI resort mall (10mins), Puchong downtown (15mins), mid valley (20mins) - very much depends where u usually go.

Con:-
1). No shopping mall yet as D Pulze which serve the entertainment factor is delayed.
2). No SRJK C yet - union school moved from taiping to Cyber and they say it can be ready by 2017.
3). Not "ong" enough - commercials are picking up compare to 3 years ago however still relatively new compare to Kajang.
4). Arabian, Pak Hitam students from MMU and LKW.
Personally I never like them but I don't think they stay in landed GnG.

Kajang Jade Hill:-
Pro:-
1). Nice greenery and landscape.
2). Mature amenities with SRJK C, satay, hawker / restaurant food, tuition school, 15 min to IOI resort mall, convinient no doubt.
3). High occupancy rate compare to GR.

Con:-
1). In order to get into Jade Hill, you need to pass through a 2-3km inner road via industry factories.
2). Accessibilities is not that great compare to cyber.
3). Mature old town, old road, old village.... Everything is old inside kajang town.

Potential of Cyber (when mature) VS Kajang (mature).
When comparing the 2 township,it's easy to assess kajang but cyberjaya you need to have some vision and imagination. Of course nobody can tell you how long it takes for cyber to be mature thus you need to consider base on your own planning.

1). Cyber is new and everything is under master plan by setia Haruman thus easy to shape up compare to kajang which is alr mature.
2). Cyber is alr a place with lots of job opp compare to kajang where ppl still going to cyber, KL, PJ to work. Having said that if commercials in cyber is mature, cyber workers may want to stay there instead of traveling every day so more capital appreciation to landed prop.

5). The community of cyberjaya will be great. Think abt it - so many high end residential areas in cyber - setia Eco glades, symphony hill, sejati residences, Pangaea, MCT lakefront, tamarind square, garden residences, summer glades...... Jade hill - nice area but she is on her own only.

For me I like park, garden, lakes, n close to KLIA n KLCC.

Glad to hear that you choose JH.

For myself, I really see the potential of Cheras South and Kajang.

It's the current growth area and transforming. MRT is going to be additional bonus.

As for Cyber area, I know very little.

Think u are really big big fans of cyber read up yoru post sometimes back 2 yrs ago? promoting cyber kaw kaw till now.

I sometime pass by there in daytime no car at all wahlau like dead city. A lot big buildings but is there people working in there. students damn a lot la.

Heard many wanna sell no takers in that part with current situation its even worst. Like u said to klcc only 20mins better stay in taman jagung lol

If u think it suits you - buy la.
If you think no good - stay away la.
End of the day it's your money comes with your own plan that make you comfortable. I just share what I know n I still like cyber than other cities due to the serenity and peaceful greenery resort feel.

Rental is never my concern n capital appreciation - I will only sell it when retire if needs money.

Landed Setia Eco Glades 26x95 was sold Rm1.13mil in 2012. Many said the buyers were crazy at that time. Look into iproperty nowadays, what can u get with Rm1.1mil and yet SEG still got another 1 year to VP!

Someone told me that there is a Chinese tomb area beside the road but blocked by trees. Not sure how true it is but check it out and let us know tomorrow.

Access from Sungai Chua/Silk Highway, among the best that you can have for any high class development in Selangor.

Access from Minlon, not a road that allow you to drive fast and a short cut to Serdang/Balakong going through industrial area. This is not the main access.

If anybody have not accessed the development through Sungai Chua/Silk Highway, he might have a bad impression over the access road going through the minlon access.

Those new factory in bkt angkat with huge warehouse type.

I guess can do processing gua. Most of my factories rented out oso no prob for their biz so far. Most importantly is rental on time laugh.gif

Hope tenant wont cos too much hassle to JH. tongue.gif

I actually been to Jh many times as one of my bros stay there. I even used the club house and the swimming pools with kids also. Good facilities!

Too be honest, landscape and living environment of JH is much nicer than GR.
However the only drawback is the accessibilities (Kind of too deep inside from main expressway and so-so road condition + factories nearby). Up to personal, no right or wrong, as long you like it.

But I do not like one sided comment that is not based on facts.

The access road measuring from silk highway to JH is about 2.3km and ALMOST dedicated solely for the development with no major interchange, no major junction, no traffic lights, and the trees planted are nice.

Actually boss both areas oso not bad. Just came back fr cj. Pretty impressive compare to my last visit early tis yr during cny. Happy to c the crowd on Sat around the area I vested.

Fr far can stil c large pc of empty land which to me means there 'll hav more n more development in the next 20 yrs.

As for satay town of cos not a big prob since its oledi there for long. But to compare project vs project 'll nvr giv any1 a definite answer. On the other hand, to compare the town vs town is more appropriate if the house is meant for own stay for long run.

To say cj is quiet n ghost town means somebody hasn't been to cj for long. Maybe longer than my 7 mths.

Anyhow, u r rite TS gonna b there to judge it rather than Onli listen to opinions here.

One of the criteria to invest in ind is tis worker accommodation as I dun c cj hav it. Lousy cj ind lands r out of my list cos I dun blif factory users 'll rent condo for workers.

If u hav a budget invest a 5m prop, think twice. We poor guys dun hav many 2.5m. In ur case u utilising 2 of it. Which 'll hav more legs to run???

For sharing. Fren bot a subsale fac half an acre land BU 10ksf 2.2m. Spa signed last yr July. Tenanted 10k in March tis yr. A buyer threw in 300k cheque wanna buy with spa 2.7m, nett selling price 3m. Tenant countered at 3.5m.

Now stil in nego state with tenant to sell at 3.5m but 4yrs later cos wanna avoid rpgt. At the same time fren asked for 4yrs rental pay upfront 2 payments. Eg. Now one shot 24mths n then another 24mth later. If tenant agreed then they ll sign mou for the 3.5m. I reckon not a bad deal eventhou prop might go up to 4m or 4.5m.

So the upfront rental payment can ease the bank interest oso make the final deal at bout 4m.

I am staying at KLCC area and my condo also got so many negro, Arabians, ME etc... But damn rich that they bought Bentley and Porsche as holidays cars which used few days a month. Malaysia ma - they are just everywhere thanks to our gov.

CYBERJAYA will be transformed into a global technology hub with a new blueprint comprising a new Cyberjaya City Centre development. It will have a gross development value of RM9 billion when it is completed between eight and 15 years from now.

Finance Ministry secretary-general Tan Sri Irwan Serigar Abdullah said this is part of the government’s plan to revitalise the originally envisioned information and communications technology (ICT) hub, when it was launched in 1996.

Speaking to reporters after chairing a meeting on the “Blueprint for Elevating Cyberjaya to a Global Tech Hub” here, yesterday, Irwan Serigar said the Cyberjaya Global Tech Hub Blueprint, which is currently receiving feedback and input from stakeholders and government entities, will be presented to Prime Minister Datuk Seri Najib Razak.

Irwan Serigar, who is also Cyberview Sdn Bhd chairman, said an array of projects, flanking the rejuvenated cyber city, will also be developed.

He said there will be focus on affordable housing with PR1MA houses, a 500-bed public hospital, a new mosque scheduled to open in January and also a “400m walkalator” connecting Cyberjaya to the proposed MRT link at Putrajaya Sentral.

State-owned Cyberview is the land owner of Cyberjaya and manager of the new CyberJaya City Centre initiative. Setia Haruman Sd Bhd is said to be responsible for overseeing the overall development work as Cyberjaya’s master developer.

Also present at the media briefing was Cyberview managing director Faris Yahaya, who said Cyberview has revised its policies and has stopped selling land since Irwan Serigar joined its board of directors in November 2012.

The new mantra for the firm is to co-develop land, and the new mandate is to move from being a real es-tate player to a technology player.

“The premise of the policy-change is to ensure the sustainability of the company. The new business model for Cyberview is to do joint ventures because we don’t want to lose the land and we have to be more strategic in our approach,” he said.

Faris said Cyberjaya City Centre, which is key to the new Cyberjaya masterplan, will benefit greatly from the proposed high-speed rail (HSR) and MRT line which will pass through neighbouring Putrajaya Central. The elevated walkalator, he said, will be able to house shops and commercial outlets.

Prior to the new masterplan for Cyberjaya, Cyberview’s board of directors discussed the need for a new mandate for the ICT hub last December. I tend to defer. I used to have same opinion as you on Puchong. But take a look at Puchong now.

Kajang is transforming faster than I expect.

Many high and low profile projects will be completed in the next few years and much richer groups are moving in.

There will be a blend of old and new development where new lifestyle will be created.

Old part of the town might not change so fast but that is irrelevant.

Many parts of PJ remained its old style up to today.
