Both places are nice and have their own pro and con thus depending on what you actually want such as nearby to work place, living environment, future potential for capital appreciation etc.
in summary, what I can share is:-
Cyberjaya -
Pro:
1). New township with commercials coming up but need some time to mature.
2). Because everything is new there... Shops, houses, infra, condo... give you the clean and tidy feeling.
3). So many greenery and landscape such as parks, lakes... 30% of the land reserves for greenery as per their master plan so you feel very peaceful when inside cyber.
4). Easy accessibilities and w/o jam to KLCC via MEX (20mins), KLIA via ELITE (20mins), IOI resort mall (10mins), Puchong downtown (15mins), mid valley (20mins) - very much depends where u usually go.
Con:-
1). No shopping mall yet as D Pulze which serve the entertainment factor is delayed.
2). No SRJK C yet - union school moved from taiping to Cyber and they say it can be ready by 2017.
3). Not "ong" enough - commercials are picking up compare to 3 years ago however still relatively new compare to Kajang.
4). Arabian, Pak Hitam students from MMU and LKW.
Personally I never like them but I don't think they stay in landed GnG.
Kajang Jade Hill:-
Pro:-
1). Nice greenery and landscape.
2). Mature amenities with SRJK C, satay, hawker / restaurant food, tuition school, 15 min to IOI resort mall, convinient no doubt.
3). High occupancy rate compare to GR.
Con:-
1). In order to get into Jade Hill, you need to pass through a 2-3km inner road via industry factories.
2). Accessibilities is not that great compare to cyber.
3). Mature old town, old road, old village.... Everything is old inside kajang town.
Potential of Cyber (when mature) VS Kajang (mature).
When comparing the 2 township,it's easy to assess kajang but cyberjaya you need to have some vision and imagination. Of course nobody can tell you how long it takes for cyber to be mature thus you need to consider base on your own planning.
1). Cyber is new and everything is under master plan by setia Haruman thus easy to shape up compare to kajang which is alr mature.
2). Cyber is alr a place with lots of job opp compare to kajang where ppl still going to cyber, KL, PJ to work. Having said that if commercials in cyber is mature, cyber workers may want to stay there instead of traveling every day so more capital appreciation to landed prop.
3). Cyber has lifestyle factors - how many city in Msia can offer you cycling to work, walk along the lakes (putrajaya lake, cyberjaya lake garden, areca lake, MCT lakefront, Setia Eco Glades lakes islands...). For kajang - not many choices I guess.
4). No industry / processing factories allowed in cyber so the city is 100% environmental friendly and less air pollution compare to kajang.
5). The community of cyberjaya will be great. Think abt it - so many high end residential areas in cyber - setia Eco glades, symphony hill, sejati residences, Pangaea, MCT lakefront, tamarind square, garden residences, summer glades...... Jade hill - nice area but she is on her own only.
