I can retire in jh one day cos I hav a factory rite next to jh. Oso some in bdr tech n bangi. Think it easy for me to collect rental ma. Moreover can jog 5km there everyday.

No obligation but cj oso not bad. It's just personal preference.

Nat boss, personally dun like JH. Onli c the potential in ind there which mean resi there should b placed 2nd if investing for moolah.

Too close the ind to JH but no doubt the 5km jog is tempting hor. Not many places in kv provide nice area for jogging now. KLCC park oso got bargers robbing runners. sweat.gif

They r some older factories in bdr tech which u might get discounted price. ask agents to search around but hav to patiently wait a while.

If wan resi, I blif the EM semenyih is a beta bet than kajang for the next 5 yrs as EM is promoting township rather than single project.

Futher to tat, I reckon in the long run EM ll capture quite a number of potential S2 buyers. M2C

I guess can do processing gua. Most of my factories rented out oso no prob for their biz so far. Most importantly is rental on time laugh.gif

Hope tenant wont cos too much hassle to JH. tongue.gif

Actually boss both areas oso not bad. Just came back fr cj. Pretty impressive compare to my last visit early tis yr during cny. Happy to c the crowd on Sat around the area I vested.

Fr far can stil c large pc of empty land which to me means there 'll hav more n more development in the next 20 yrs.

As for satay town of cos not a big prob since its oledi there for long. But to compare project vs project 'll nvr giv any1 a definite answer. On the other hand, to compare the town vs town is more appropriate if the house is meant for own stay for long run.

To say cj is quiet n ghost town means somebody hasn't been to cj for long. Maybe longer than my 7 mths.

Anyhow, u r rite TS gonna b there to judge it rather than Onli listen to opinions here.

One thg need to take note. Regardless of how high end an area, if it's an immediate neighbourhood to ind, buyers should think twice.

Boss buy those ind nearby la. Got tonnes of potential due to many old houses rented to foreign workers nearby. Tis is a plus pt for factory owners n tenants ma.

One of the criteria to invest in ind is tis worker accommodation as I dun c cj hav it. Lousy cj ind lands r out of my list cos I dun blif factory users 'll rent condo for workers.

If u hav a budget invest a 5m prop, think twice. We poor guys dun hav many 2.5m. In ur case u utilising 2 of it. Which 'll hav more legs to run???

For sharing. Fren bot a subsale fac half an acre land BU 10ksf 2.2m. Spa signed last yr July. Tenanted 10k in March tis yr. A buyer threw in 300k cheque wanna buy with spa 2.7m, nett selling price 3m. Tenant countered at 3.5m.

Now stil in nego state with tenant to sell at 3.5m but 4yrs later cos wanna avoid rpgt. At the same time fren asked for 4yrs rental pay upfront 2 payments. Eg. Now one shot 24mths n then another 24mth later. If tenant agreed then they ll sign mou for the 3.5m. I reckon not a bad deal eventhou prop might go up to 4m or 4.5m.

So the upfront rental payment can ease the bank interest oso make the final deal at bout 4m.

Jh might not hav the best security for mr black to produce drugs in there. I knew few syndicate rented klcc props to produce drugs. Tat explained the superb security for some klcc condo but vice versa for jh.
