I am more interested to know about head to head comparison between cradleton and merrydale, same size, same concept, same infra, same facilities, same amenities.. what else can be different... perhaps BU, spec, design or actual usable BU?

Different layout, design, sizes and amenities, maybe hard to draw a consice head-to-head competition...

Hassle free renovation = external renovation mostly not allowed, hence no (point) hassle...

I personally much prefer if EM can arrange Evon to give a talk and brief us about the latest progress of EM project, ranging from the site progress to the future planning of EM in his silversquare development, such as the possible anchor tenants, banks, eateries, etc.

Additonally, shall the lekas interchange confirmed be ready together with the VP of Cradleton/Tenderfield units? So far, no sign on the interchange construction yet.. What's the possible toll rate we are expecting?

As a purchaser, personally what I prefer most if they can provide information on what are they going to be planned and implement, rather then what have been planned and executed..

If not mistaken, there used to be a forummer mention there is a club house in Pelangi Semenyih, is this the one he mentioning?

I presume EM shall build a sports complex much much much better than this, no?

Only 1A and 1D I suppose, 1B and 1C will have terrace as the "buffer zone"...

Front yard is gated, so that it gives you a feeling that the car porch and driveway is belong to you.. and psychologically, safer...

Anyhow, there are still many new housing currently the backyard is not gated and cover with tarred road for car parking and garbage collector...

Could it because the flooding incident in Cheras area that day?

Although it seems to me SEH have greater activity so far, but this mooncake festival of EW looks is a great start though...

Lucky draw, lantern word arrangement, some freebies, with makan-makan gerai, can serve as the starting point for EW to arrange some encouraging activity for the purchaser, rather the talk...

Merrydale units as most of us already knew, most probably will be launched in October, with starting price 700k for the 20 x 70 units.

Overall, the buildup is about the same as Cradleton. The major difference of course is the extra 5 feet backyard garden and the houses is with some variation in design of course (with verandah at the back of the house as well if not mistaken). Anyhow, the linear park landscape inside the fencing area of Merrydale looks to me is much more "eye catching" if compare to the one in Cradleton.

EcoMajestic seems already started the work to build up the Lekas interchange, just it is not very visible when we pass by Lekas. SA said they will try to make sure the interchange can be completed at least 3 months before the VP of cradleton/Tendefields. Toll rate not sure yet, but should be not more than RM 2.00.

Sports complex in silversquare beside having those faculties mentioned before, maybe will be having football field woh, but as usual, this is not confirmed yet and may subject to change in future. They will try to make sure the sports complex shall be opened to residents first, but if the "number" is not satisfactory, it will be opened to public too.

Have been told the SEH Lekas interchange shall be ready by April 2015, red pave bridge by the end of this year and sales gallery and show houses shall be ready by October, for me looks achievable indeed...

Other anchor tenant for the Silversquare still not sure. But as being informed by other forummer before, silversquare most likely will have a chinese primary school, which I believe it can beneficial for both EM and SEH too...

Alan gor, for Merrydale 20 x 70 units, the buildup is about 2000 sqf as well, typically about the same as cradleton 20 x 70 units, not sure for other though.

Yes, the landscape, lake, walking pathway, water features for Merrydale seems much "eye catching" compare to Cradleton, that's why I also wonder shall the maintenance fees for Merrydale slightly higher than Cradleton..
