Boustead if not mistaken have big land banks in Semenyih too. 1400 acres... But I think will take some time for them to change focus here... They are now busy with cochrane project...

QUOTE(Chris Chew @ Aug 24 2014, 11:29 PM) Good sizes. I am more interested to know about head to head comparison between cradleton and merrydale, same size, same concept, same infra, same facilities, same amenities.. what else can be different... perhaps BU, spec, design or actual usable BU? Unsure if 20x75 is good layout since this is something new and not available in Cradleton. Seems like the superlink will be on the plot next to Lekas highway in future. ... |

QUOTE(enochtan3668 @ Aug 25 2014, 08:50 AM) I was there but dont know any of you. If not mistaken, I heard backyard for Merrydale is 20 ft and price will start from 700k. The talk a bit disappointing for me because not much reference to EM or any of the phases specifically, just about 5 mins mention of facade and not much else about the design throughout. That's mean backyard of merrydale shall be bigger and more neighbours can sit that while peeping what you are doing in the house? |

QUOTE(enochtan3668 @ Aug 25 2014, 01:24 PM) And the speaker came from Singapore?! Alamak, I dont know whose loss, ours, his or EW? Ultimately we rugilah for not getting his prof feedback on the designs inside out. One more thing the project manager (she's the one who sourced the durian aiskrim potong) said she will fast track the commercial square compared to previous SP launches, meaning she is already sourcing the right tenants to ensure early EM settlers will have a good mix to patronage. I personally much prefer if EM can arrange Evon to give a talk and brief us about the latest progress of EM project, ranging from the site progress to the future planning of EM in his silversquare development, such as the possible anchor tenants, banks, eateries, etc. Additonally, shall the lekas interchange confirmed be ready together with the VP of Cradleton/Tenderfield units? So far, no sign on the interchange construction yet.. What's the possible toll rate we are expecting? As a purchaser, personally what I prefer most if they can provide information on what are they going to be planned and implement, rather then what have been planned and executed.. QUOTE(enochtan3668 @ Aug 25 2014, 01:42 PM) By the way, it took me 40 mins from MRR2 (Ukay stretch) to EMSO yesterday, pretty good for me because it was slow moving initially and then long wait at the Jln Cheras junction. Once cleared, it was smooth, although speeding up I didnt move at go-holland speed, so 40 mins not too bad. Back home I used Silk and exit Kajang to PLUS and that was baaaaaaad mistake Mind to share which area is mostly jammed up when you are using silk and plus? Still not very good with the routes, explore here and there but haven't found one satisfactory leh... |

QUOTE(ALaN- @ Aug 25 2014, 07:31 PM) If you need the photo, PM me, I can whatsapp over, no worries Oppss... thanks for point out, mix up the merrydale and mellowood... No worries, I hope it will initiate more ppl who take some snapshot for us. It's difficult to plan our time for talk at times though although we feel like going. Yea Sam, I'm looking forward for the comparison too though. Superlink you mentioned is Mellowood or Merrydale ya? The one nearer to the Lekas highway I think is Merrydale. Perhaps Mellowood will have 3-storey terrace I guess? Wondering different precinct has different maintenance fee since different precinct has different kind of common facilities? Eg. Gentlebre extra lake, Merrydale extra 5 ft. backyard? Hmm, the trend shows during Tenderfield, most of them are quite full. The so called "pia ka liao" war is during the launch of Cradleton and Gentlebre? But let's see what will happen next. Who knows the impress new potential buyers with their to-be-ready Show Village & Swan Lake ? Can anyone please fill up the name for the "future development" in the master plan, just serve as reference for all? So, the northen part of Merrydale shall be close to the STP, western part will be close to LEKAS highway and southern part shall be close to the fire station / community hall / mosque?? QUOTE(enochtan3668 @ Aug 25 2014, 09:15 PM) Only 1A and 1D I suppose, 1B and 1C will have terrace as the "buffer zone"... Front yard is gated, so that it gives you a feeling that the car porch and driveway is belong to you.. and psychologically, safer... Anyhow, there are still many new housing currently the backyard is not gated and cover with tarred road for car parking and garbage collector... |

Although it seems to me SEH have greater activity so far, but this mooncake festival of EW looks is a great start though...
Lucky draw, lantern word arrangement, some freebies, with makan-makan gerai, can serve as the starting point for EW to arrange some encouraging activity for the purchaser, rather the talk... This post has been edited by samkps: Sep 1 2014, 12:10 AM Attached thumbnail(s) |

Merrydale units as most of us already knew, most probably will be launched in October, with starting price 700k for the 20 x 70 units.
Overall, the buildup is about the same as Cradleton. The major difference of course is the extra 5 feet backyard garden and the houses is with some variation in design of course (with verandah at the back of the house as well if not mistaken). Anyhow, the linear park landscape inside the fencing area of Merrydale looks to me is much more "eye catching" if compare to the one in Cradleton. EcoMajestic seems already started the work to build up the Lekas interchange, just it is not very visible when we pass by Lekas. SA said they will try to make sure the interchange can be completed at least 3 months before the VP of cradleton/Tendefields. Toll rate not sure yet, but should be not more than RM 2.00. Sports complex in silversquare beside having those faculties mentioned before, maybe will be having football field woh, but as usual, this is not confirmed yet and may subject to change in future. Have been told the SEH Lekas interchange shall be ready by April 2015, red pave bridge by the end of this year and sales gallery and show houses shall be ready by October, for me looks achievable indeed... Other anchor tenant for the Silversquare still not sure. But as being informed by other forummer before, silversquare most likely will have a chinese primary school, which I believe it can beneficial for both EM and SEH too... QUOTE(ALaN- @ Sep 1 2014, 04:42 PM) Merrydale has smaller build up comparing to Cradleton. Facade looks quite different, the front and back with wooden / timber based verandah. Internal layout looks not much difference though. I think only 2 out of 4 type will launch 1st, namely A & C type if not mistaken. Alan gor, for Merrydale 20 x 70 units, the buildup is about 2000 sqf as well, typically about the same as cradleton 20 x 70 units, not sure for other though. For the landscape, it looks more exclusive with an extra water features beside the signature roundabout and the parks looks nicer. But only if you willing to pay extra 100k for that Yes, the landscape, lake, walking pathway, water features for Merrydale seems much "eye catching" compare to Cradleton, that's why I also wonder shall the maintenance fees for Merrydale slightly higher than Cradleton.. |
