Chris kor, based on what I gather so far, the premium for the backyard lake-facing units are only RM15k. If my channel is correct, I believe the rows will easily be fully sapu within the first 10 buyers biggrin.gif Or I shall say even if it's RM35k, it will still be easily sapu too.

Average Price Net of 3% Rebate /Sqft = RM293, Merrydale - Average Price After 3% Rebate = RM300 ......

A lot freebie and enhance feature added....so basically worth then Cradleton......right ?

Heard that only less than 100 units of the North Garden are opened this Sunday and the linear garden facing rows may likely be reserved for future launch.

Just Merrydale is enhance compare to Cradleton.

Wonder how is the Mellowood, definitely also enhance of MerryDale. One mountain higher than another mountain, Kekekkekeke.

Let's do the comparisons for 20x70...
Cradleton psf price:
- before 3% discount: RM292
- after 3% discount: RM283.24

Merrydale psf price:
- before 3% discount: RM317
- after 3% discount: RM307.49

So diff is about RM25.

without any proof, screenshot, data, just merely on my words..

today left office 6 pm, taking Tun razak from KLCC, diligently bypass any cars as possible to avoid jam for numerous time , reach viva mall for 1.5 hours.. so to reach kajang will be another 40 minutes or an hour more and semenyih with EM bypass also need another 15- 20 assuming clear..

irregardless where you leaving, from KLCC, mid valley, if PJ worse, it definitely taking at least 1.5 hours more, good luck to buyers and owners, investors not a problem, not staying there

For Merrydale, there's additional 1% discount for corner/end lot on top of the base discount. It was not in the first private preview but the rest are basically the same including the voucher.
