But what I like is, do give feedback to EW that what we wants to improve the G&G or Precincts. The dev is wish to hear us.

Btw, just cfm that MarryLand is not gateless.

Show village as usual, Nov or Dec. i believe merrydale could be half finish by the time they opened the show village. I hope by the time they launch Volvoton, show houses are ready upon launching. If not, really waste money to build showhouses after fully sold.

Impossible bro. Its not fair to the current precinct reaidents if other residents able to enter their park and loading. Esp future precinct, which should be higher end. Lol.

Opps. Sorry, should be Marshmellow, the big precinct next to MarryLand. I believe they should cut the Marshmellow into 2 parcels bcz the precinct is too huge for only row and riw of houses ( notice no big size park, garden or water feature based on the masterplan model in EMSO )

Volvoton is another future precinct next to the commercial.

Voltron-lion? cluster/semi-d like the tenderlion? At this rate, they probably launched everything resi already by next year end..

They change their mind on the gateless idea? Haha, not surprised as EM always keep on fine tuning their design and layout until it is launched. Anyway, I like it with gate (if there are side walls like Cradleton and now Merrydale)

Many ppl wanna hv privacy. For me, is important... dont like suddenly got ppl outside looking into your house. Scary man....

Teng Siew, so far I feel Merrydale is the best if compare to Cradleton.... from the pics shown by EM last sunday.

With the big land in Mellowood, probably they can upgrade the garden further plus more value added features. Since more units are expected with bigger land size in this precinct, maintenance cost should not be an issue.

Hmm, after MarryLand should be Marshmellow, then SilverWoman by sub-phases.

I believe Volvoton should be much much future.

For the size of 8A, 8B, 8C and 8D, definitely with gate is much obvious and better choice.

However, linked houses with gateless is another something new concept of purely G&G.

For the future precincts, I hope dev will come out with something special, such gateless or new sizes like 24x70, 26x70 or etc to maintain the affordable price point but not to rule out to come out a precinct of superlink sizes, say 24x80 onwards but must be not now.

24x70 is almost equivalent to 22x75 of Type 1C or 8C but 24 width could be the min width size to have gateless and mini post box wall on one side, to accommodate 2 cars to park easily. However, this is not easy again, due to some particular owners would like to have wall to ensure half garden beside car porch.

Ya, breaking into 2 could be ideal choice to maintain the lifestyle within each precinct unless more spaces or acres are sacrifice for theme park or etc.

Linked house with gateless concept isn't new either. Gateless link concept is already in Desa Park City. However, DPC has border walls.
