Seated at the back with views blocked.  Couldn't capture nice pic and some pic quite blur.  Just to share a few (still artist impression).  The area near the signature roundabout and 1 pic each for Cradleton, Tenderfields and Merrydale.

Sorry for the disappointment over the pics posted here but it's really wonderful if you see it during the talk.

Bro, just add a few thungs is u dont mind. Every precinct have their own design for the roundabout and different theme too. Pets lover dont worry abt not be able to bring your dog out to the park. Evon said they got some empty park which they could consider it to turn into a pet friendly park. Also depends on how many ppl actually requested it smile.gif

Bro, thanks for the additional info.
A little bit more here to add too...
- For Tenderfields, some of the reserved units (SD and clusters) were already opened for sale, including my preferred SD row facing the lake. If it was opened earlier sure I will grab it :(
- For Cradleton, only 18 units (1B & 1C) left, of which all are corner / end lots except 1 intermediate facing the tadika / surau.
- For Merrydale, 8C (22x70) and 8D (22x75) units' living hall have 12ft ceiling height. For 8D, there are steps walking up to the master bedroom.

I've seen this kind of design in current Setia Alam. My first impression is , wake up blur blur, open master room door, pokai down the mini stairs. Of course one could also be pokai-ing at the main staircase.

How much is the SD facing Lake, boss? Thats probably the BOTB ( Best of the Best )

For Merrydale, 8C and 8D ceiling cfm 12 ft dy? Previously it would be btw 12-13 ft and tbc. I spoke to few ID designer, for 8C size, 22x70, 12 ft ceiling is good enough. Too high not good, make the living hall looks smaller.

It is RM1.427M (non-corner), just small top up only, haiz...
The 12ft ceiling height is as per the display from the IPad - I guess it's considered confirmed unless they make further adj. To me 12ft is good already :)

Not sure why, I didn't ask, probably it's a design to make it unique? ;)

For over 1m dollar, RM 30-50k is really a small sum of premium to get such lake facing units. Really good buy. Got full takers dy? Gotta do my job to convince my friend to check it out.

Ohh ic, ya, for me, 11-12 ft is very decent dy. unless I am buying 40x100 house, lekkekekkekkekeke

If I'm not mistaken, SEH DSL is F&G, SD and bungalow are G&G.  It's still a good township with quite attractive/reasonable entry points.  They are going to launch new phase soon, if have time go and have a look.

sure thanks Jason, personally EM is my first choice

Glad to hear that and welcome you to EM :)
Just fyi there are some updates today in the SEH thread. Since buying a house is unlike buying vege, perhaps you can go to the SEH thread to 6c6c before making your final decision.

Happy hunting :)

I think just recently (recent 1-2 weeks) opened, and sure a lot of people aiming it. Yup the ones near the roundabout but didn't remember which particular units there available.

Out of curiosity, EM is a landed freehold in which EW will apply for stratification of the land from Land Office in order to implement G&G under the Strata Act right?...and this will take sometime before the title can be officially declared as strata f/h. How many years will it take?
