QUOTE(HighwayCruiser @ Sep 22 2014, 02:34 AM) Out of curiosity, EM is a landed freehold in which EW will apply for stratification of the land from Land Office in order to implement G&G under the Strata Act right?...and this will take sometime before the title can be officially declared as strata f/h. How many years will it take? Strata title issuance not so fast compare to individual title, which can be can subdivided even bfore construction. I believe it takes around at least 1-2 years after VPed, for strata title township.

I dot know how long it will take. Afaik, i have seen some stratified condo that have yet to get their strata titles after 10 years. I have also seen some after 10 years and still have yet to apply for it (partly because developers went bust). The duration to get the strata title is not very critical as there is an Act protecting such developments, unlike those years before 2008.

QUOTE(Seremban_Guy123 @ Sep 22 2014, 12:46 PM) Bro, I'm not expert but just to chui shui a bit here. Needless to say, this is an unpleasant surprise to the market. But I think (note: no statistics to back up, purely my own perception) the impact is quite limited given that the foreigners are mostly centred around KL area for residential. But given the restrictions also imposed on the commercial and industrial properties, this may deter the FDI and have a direct impact to the state economy. I suddenly think of CG Diamond City in Semenyih (Zone 3). But since the floor price is only RM1M, impact should be minimal. What do you think bro? QUOTE(Seremban_Guy123 @ Sep 22 2014, 02:14 PM) Jason Gor, SEH or EM.. which one better for own stay? Another million dollar question? :stars: I will say both are also good and it depends on your budget and your personal preference over the house design, layout, buid up / land size etc. I know I'm not answering you but this is what I think. QUOTE(Jasoncat @ Sep 21 2014, 10:50 PM) Bro, thanks for the additional info. A little bit more here to add too... - For Tenderfields, some of the reserved units (SD and clusters) were already opened for sale, including my preferred SD row facing the lake. If it was opened earlier sure I will grab it I have dis-taste for such marketing practice, the opening of units for sale should be announced so that all potential purchasers would have more or less an equal chance of landing his/her desired unit. Some early birds who bought during the "first phase" are short-changed in my opinion for not having the option of selecting some very limited exclusive units, as everyone was informed that the rest of the units would only be released only after the show units are completed.
