Strata title issuance not so fast compare to individual title, which can be can subdivided even bfore construction.

I believe it takes around at least 1-2 years after VPed, for strata title township.

ohh...means not that long and quite normal..it's ok then...i read form an article in propcafe by tengster as he did mention about the possibility of a longer period (could take 10 years or so...p/s - sorry tengster if i understand your statement wrongly) for a freehold landed township to be stratified..

I dot know how long it will take. Afaik, i have seen some stratified condo that have yet to get their strata titles after 10 years. I have also seen some after 10 years and still have yet to apply for it (partly because developers went bust).

The duration to get the strata title is not very critical as there is an Act protecting such developments, unlike those years before 2008.

I will say both are also good and it depends on your budget and your personal preference over the house design, layout, buid up / land size etc. I know I'm not answering you but this is what I think.

I have dis-taste for such marketing practice, the opening of units for sale should be announced so that all potential purchasers would have more or less an equal chance of landing his/her desired unit. Some early birds who bought during the "first phase" are short-changed in my opinion for not having the option of selecting some very limited exclusive units, as everyone was informed that the rest of the units would only be released only after the show units are completed.
