I think the sales is not doing well is it..? Last time they keep calling me to promote their units.. and lately they introduce the Houzkey program.. A bit overpricing and furthermore they are leasehold...
When I first paid a visit at around early last year, the sales staff who attended to me didn't mention anything about MRT3. She only mentioned the Sentul Timur LRT station and was promoting on how close it is by 300m. Furthermore, a covered walkway to it was also touted at that time.
But bear in mind that I visited a few months after it was launched late in 2017, so the marketing folks could've changed their angle during that time.
This project quite close to Sentul Timur LRT station, beautiful facade & good facilities, these are the selling points.. However i think the construction progress quite slow...

The photos of construction progress on the SkyMeridien microsite are still as at 30 September 2019. No update thus far... I passed by the construction site a few weeks ago, still not much (or no) progress can be seen from the outside. It looks the same since a few months ago (meanwhile other properties under construction are already towering). Hopefully they won't rush the construction to meet the deadlines at the expense of quality and safety!
Anyone with inside info?

Only reaching 2nd / 3rd car park floor...? still 30+ floors to go... Very far behind the schedule.. Are they confident this project can be completed by the deadline which is end of 2021?? Pity the early buyer.. how much interest they gonna to pay...
Try asking that same question to the early buyers of EkoCheras and Vivo @ 9 Seputeh. They managed to get a pretty fat LAD payout from the respective developers.
Wouldn't be surprised if the same case happened in this project if the completion is past their 2021 deadline.
Does it means late completion is in fact good thing coz the buyer can get compensation? LOL Back to this project.. Actually I LIKE their concept and location.. Not many developers nowadays offer the hot water tank system and Juliet windows for the units..
Is the hot water tank system an advantage tho? I know it looks good as everything is built into the walls/ceiling, so no additional "machine" attached to the wall. But... Isn't it a bit troublesomw to wait for the tank to heat up before Mandi? And... Wouldn't it also take up more electric?
Sorry. Really not familiar with the built in water system. Never used one before.
Hmm.. Honestly i do not know about electricity consumption for hot water tank system... But just like stay in hotel, the hot water is almost instant once you turn on the knob isn't it?
Just take a morning drive around Sentul to get a hang of it. Traffic jam is common at that area, food wise I would say pretty limited, but good thing is that it is close to the city centre.
Can you tell me which part in KL is not traffic jam during the morning working day..?
At the time... Yea. I was comparing both of these. Opted for SkyMeridien instead. Simply because im a public transport user. The LRT connectivity and interchange stations nearby sealed the decision for me. I don't really care about the facilities to be honest. I wish that Meridien could forgo some luxury to lower down price point : (
Also, at the time, the cheaper units at Centura were sold out. So the ones available at Centura were around same price at SkyMeridien. So opted for smaller unit, but better connectivity instead of sqft.

Passed by today as i sometimes I use DUKE for my morning work commute. She's growing well, plenty of workers can be seen. Looks like they have ramped up to full build levels. The 9th floor is on its way to being completed. It really does feel extra special when u monitor the progress of self stay property.
I have never shared the same enthusism for my invesment properties before this
Maybe because its gonna be the place i start a family. Looks like more and more neighbours saying hello here. Maybe we can form a WA group not long from now. (unless there is already one im not aware about)

Developer subsidise installment for 2 - 3 years depending on unit size. The agent told me for type A, C,D 3 years subsidy around 800- 1500 monthly. Type B 800 monthly for 2 years.
But price i think a bit high. Around 550 psqft for mid floor. Dontknow if it worth to buy
I think it's good deal, with this subsidy package the buyer still can enjoy the HOC benefit eg. 10% discount?
