Good township take 15-20yrs 2P to build it which "Patience & Passions" Kampung Kerinchi now got many MMC, Hotel, Medical Centre etc..Kamapung Kerinchi close to Bangsar, OKR, Mid Valley..Sentul close to Kenny Hill, Mont Kiara, Tun Razak such a waste for the land value use it to build many residential instead of commercial

To be fair...capers and fennels totally different grades fron the affordable range....

Maybe they cant sell 700 to 800psf now...but definitely wont be at par w uoa maxim n mahsing.

Need to house workers to kul also. Cant be just connercial nia.

It is Jalan Ipoh Batu 3 1/2. Right next to the Duke Highway. If you know where Kompleks Mutiara is, it is not far from there.

That Part of Sentul launching affordable home you are referring to is considered pinggiran Sentul already...projects around the central areas like fennel and capers are not affordable homes (maybe for some). Also didn't say it's safe and secure. I'm saying these areas on par in terms of safety. Kampung Kerinchi is still home to the working-class community just like Sentul but petty crime is high in that area because of affluent and non affluent people are in close proximity.

Price psf in Sentul vary a lot even within 1-2km due to accessibility amenities etc. Either way like you mentioned, it's closer to CBD. And also, my point about Kerinchi being expensive, that's what they are ASKING PSF, doesn't mean they are getting it. Lot of empty units..Agents calling spamming all the time. Just like most places in KL.

Having lived in the area all my life. I feel Eko Titiwangsa position is its disadvantage. It's direction also heading away from the city rather than towards it. There was suppose to be a proposed slip road directly from DUKE to the parking (although this might be added later) that appears to have been cancelled also

These small quirks can really affect its ability to be a growth driver. But ROL might still save it. But Project looks to be crawling. Hardly any movement this whole year. Suppose to be finishing by next year but looks like there is some issue. Our friend above seems to know why.
