C180 Ground floor is going at least RM6500.

As Trader concept is exactly like Kuchai Lama where the 1st floor
is full glass and aiming for those tenant which not able to bear ground floor
to do retails but they can have a 1st floor choice.

So total Rental expected at least 7k minimum +2.5k minimum
Repayment base on RM2.45m is RM9800. interest 4.45%

are you sure goundfloor can get 7k minimum rental ? come accross some shop at taman maluri Amaya service aparment just behind jusco, only rented at 5k ?

Aiyo, look at the current fact now C180 rental really RM6.5K, easily reach 7k when completion

last time C180 sell below 2mil for 3 storey shop office....now this one selling 2.45mil.....montly repayment oledi more than 10k.... for commercial....be prepare to hold more than a year....so...burn 150k easily ....dun play play....

mine last time at C180 hold more than 6 months....even now....C180 not all occupied.... now oledi nearly 2 years for Phase 2 VPed...

The density of residence there are still low actually, i think if the nearby highrise once VP should boost the takeup rate of the shops. That might take a few years to hold ... potential area but need holding power.

Hi All,

Is it worthwhile to invest in a C180 retail unit? Upper Ground - the upper strip mall part. Please share your opinions. With Cheras Traders Square coming up 196 shops (and Mines nearby), was wondering how it will affect C180. Complement C180 or business shifts to Traders Square?

Guess it's subjective. As several experienced taikor in this forum said, depends on the tenant mix. And need holding power shocking.gif shakehead.gif as may take 3 to 5 years or more to become "ong".

IMO,better buy Cheras traders Square...because its big, grounded and many units..people tend to crowded area

Not sure if its true but the Econsave near Connaught Avenue (Cheras Sentral) and also the 118 Foodcourt and furniture shops - all their lease are up within the next 2-3 years. Imagine that huge piece of land so strategic and next to MRT station.
