According to the tradition, legal fee for SPA and loan, as well as stamp duty for loan shall be absorbed...

This is not the interchange, this is the flyover link road that will connect SEH to the current Semenyih Lekas interchange.

EM shall have its own interchange later, ground work in progress I presume.

Oh yes, the EM-Lekas interchange ground work is in progress and hopefully it will be ready before the VP delivery of the 1st precint as planned smile.gif

The ecolink is believe able to handle 100,000 traffic commutations.

SEH will have 6300 houses including highrise
EcoMajestic will have about 10,000 houses including highrises

If assume all occupied and one house has 3 cars, that will be 26,300 x 3 = 78,900 cars.

So, it seems like no problem for the ecohill link to handle the traffic even all the houses in SEH, SEH 2 and EM are fully occupied.

The challenge now is the traffic from surroundings, if the developements in the surrounding is really intense and matching the volume in this township, then perhaps we will encounter the traffic congestion again..  doh.gif  doh.gif

But I am pretty sure it will takes some time..

Once the Lekas interchange of Ecomajestic is opened, I presume it can help to divert some traffic as well, then at least can ease the pressure of cars commuting along the Ecohill link...  thumbup.gif  thumbup.gif

My fren told me, yesterday his bowl of bubur cha cha oredy increased from 1.50 to 1.80 which is a 20% increase when the petrol is only 10% increase ... leng mou? tongue.gif

BTW, the scariest part is the chain effect ... and property is not excluded from it lo doh.gif

For the EM first presint, I think they prefer to use the Ecohill link to go to KL, cheaper and shorter distance. Only will be using the new lekas interchange if they want go to Seremban.

hi, can anyone anyonre advise me if saraca a good buy for investment n own stay? i like the natural settings in semenyih but i am not from that area. pls advise. thanks.

so how do u think on this project?

is it suit ur requirement?

if u ask the buyers, they will share u the good things..

if u ask the non buyers or othe rporject buyers, they will share tons of bad things for this project..

22 x 75 with buildup 2065 sqf in a great township that is directly connected to Lekas highway plus fenced and guarded, for me is indeed a good buy.
