Lol, I don't think it does matter, as a matter of fact, a big company like SPS should provide enough durian for the potential / existing customer. It won't cost a fortune and able to get back the expenditure if there is additional few units sale after the event.

It is non-DIBS currently, I presume SPS will put an appropriate price tag for their future launches, in complementary with the surrounding development and amenities provided.

I think is some mild chemical smell from the nearby factory. I have been there many times, so far does not encounter any irritating smell around that area though...
