Ah pek, yourself ada kena or not?

No need wait crisis lar, everyday also got people bankrupt, people run road, people jump from building lar...

during the crisis, it sounds bad, my company freeze increment n bonus n I went thru few years without bonus. But that also wont die lar...my car installment I still can pay as long as I still got a job. No need lelong. Still only hear those jump from building from newspaper only...even after world cup, u can such cases already lar...

I just want to ask, why your friends n relatives have to lelong or house or jump? Because they buy properties n due to the crash? I bet the answer is goreng share lor...if yes...that's the topic u got to go finance section...

I got one contractor friend who owns 40+ properties went bankrupt....but before bankrupt, he transfered those paid off one to his wife...n he still drive a merz at that time but car belongs to his son. After 10+ years...he is now free from bankrupcy n running few companies again...

apa lar...u kecik miow back in 97. It was 14 years ago n u r 99 now. So that time u r 85 years old leh...u already a veteran, still can claim u r kecik miow n escape meh??

No doubt in 97 crisis, there are some, I would said "greedy" people buying lots of properties n kena. But those are not that many actually which I mean kena the crisis n need to bankrupt n run road or jump.

majority of masses who buy properties now are working class n their purchase power are mostly determined by the banks whether to grant them loan or not based on their salaries. Unlike those greedy rich people who buy to the brink of what thry afford. These type of investors who dont have holding power, there are exist around us but not that many lor. Sorry that your relative is one of them. Bet today he has recovered.

I am not the luckiest person. I only invest in what I affordable. Salary cut till 50%, I have not heard any during that time. Mostly freeze increment n some minor cut up to 20%. My close buddy who is a lawyer in Danaharta also got lots of stories to tell during that 97-05 period during teh tarik every weekend. Where are these distress factories, land bank etc from those companies who needs to restructure etc etc...dont just I just read from news only hor...

Is it really the case?

Take RM n SGD for example.

in feb 2009. The exchange rate is about RM2.2 to SGD 1.

5 years down the road. The SGD 1 aporeciate to RM2.55. This means every SGD u keep without interest in singapore today worth RM 0.35 more after 5 years. This translate to what? About 15% more for keeping like 5 years.

the same RM if we keep in Malaysia with 3% interest rate...after 5 years, my RM also appreciate 15% lor...

The calculation is just a rough picture to show u the appreciation is almost on par....so how??? I only 5 years record n dont know it is long or not

even those 5000-6000 units flush into the market n owners hard to find buyers. Many of them not selling it. Some may want to sell it, let's say at 5% lower than purchase price. Example, bought at 1.5 mil n now want to sell at 1.425 mil or even at 10% discount to 1.35 mil. Will u go n buy? Of course no, right? Your DDD is hoping for a disaster to happen so that the price can go to 50% discount....if the owner has to get down to 50% lower, nobody ll sell unless those owe ah long money case. So end of the day, your not buying n slowly time pass, all units slowly settled n price become consolidated again...n u ll miss the buying at discount again...later when economy turns better, price going up to more than 1.5mil again..

Bear bear....u have not seen rich people buying...even some datuk n tan sri also ll do that. But those involve many are the rich men's wife close relative etc...tell u what frightening u is they not buy 1 unit but they buy en bloc or one whole row...later they one by one release out...

U can't see that doesnt mean that it is not happening. U may have some direct or indirect dealing with those datuk n tan sri but you may not be close to them n they r not reporting to u what the did.

Properties going thru correction doesnt mean rich people no money to buy. If I say mid price 400k apartment going thru some correction now, can I say if bear bear not buying means bear bear no money to buy???

in this exercise rentals shall increase to cushion the BLR increase, and thus price related to it will increase further..thus the buying powers of purchasers further deteriorate , with current condition subsales already so low, with this coming in and rental yields failed to cover loans and further making the range to cover loans bigger causing investors to fork out more money to service loans.. low end flippers might face problem if bank negara increase again after 2nd increase, after GST.. more bleeding.. as we can see.. units are not sellable..
