-6th floor is swimming pool
-7th flr and above is service apartment
-service apartment total 9 types
-smallest sq ft is 560 sq ft, then follow by 840sq ft, 1048sq ft, 1250sq ft, 1280 sq ft, and 1340 sq fr
-target selling price now will be RM450 Psf, currently no showroom. For example, 560 sq ft and 840 sq ft will be RM450-RM500 Psf. But won't be exceed RM500psf.
-there will be a MAHSA college that completed in 2016
-and shopping mall will be completed in year 2016
-bus will provided to MRT station

I didn't know that this remote part of the KV demands 450psf these days!

btw..the 71 facilities provided, only 10-20 are confined to the individual block, the rest are gonna be shared by 10 blocks , including the pools. I think they are counting on Mahsa college(or is it a U?)

560sqf studio has been 'enlarged' to 610sqf now. Other infos that I gathered:

- shoplots/office space are not for sales, i think LBS will handle the tenancy themselves
- smallest unit comes with 1 cp; 900+ to 1000+ sqf will have 2 cps.
- takes about 20-25 mins from damansara toll to exit BSP
- nearby there are few rows of shops, which are quite fully occupied but can't find chinese food hawkers/restaurants though..

was told by agent, there is hospital at BSP? I dont see it in the map
was told its the only condo that will be built. true?

they are now promoting type C, 1000+- sq feet. @rm460 per sq ft

Is it OK to purchase such property or should I save up and go for something safer and more facilities like BSP 21?

Depends on personal preference. This is apartment style but you pay more if you opt for condominium with all the other facilities roped in together. I should say it will be a good buy mainly because of the ongoing development of BSP especially with OneBSP coming up in the near future. Values of property will definitely increase and who knows a new LRT link to BSP will prop up the value further.

Unlikely bro for a new LRT link to BSP as the nearest LRT link in PH is not that far away. LRT 3 & MRT 2's proposed also announced already and none will pass thru BSP. So looks like BSP residents have to drive to PH to take LRT in the future.

Unlikely bro for a new LRT link to BSP as the nearest LRT link in PH is not that far away. LRT 3 & MRT 2's proposed also announced already and none will pass thru BSP. So looks like BSP residents have to drive to PH to take LRT in the future.

Perhaps developer can provide free shuttle PH LRT and Mahsa University? Something like what Tropicana City offer. After all, LBS is planning to build a shopping mall @ Bdr Saujana Putra.

Hi there! You can key in the address in MAPS or Waze:- No.2 & 6, Jalan SPU 1, Bandar Saujana Putra.
Or you can follow Elite highway and turn to EXIT 606. After the toll, follow the road until you see a roundabout and take the first exit.
You should see a few rows of shoplots on your left and the Sales Gallery is facing the main road, corner unit.

Very high density of more than 1000 units with some of the units lcoated either near ELITE or SKVE but good promo package of 8% rebate so good for 1st time home buyers.

I was told the mall nearby will be up in another 2-3 years and they will be launching the shoplots next to the proposed mall.

Then bsp should really consider discussing with plus n local authorities how to tackle this. With skypark a few month away from vp, the road u mentioned will probably be a nightmare when its finished. Adding this high dens bsp 21... Grid lock is possible

This is good news for BSP as in the future, KK, ES, TA & BR residents will also come to BSP & use this roundabout to go to SKVE or ELITE, so w/o this overhead bridge traffic jam will be a big nightmare!

If we only look at the total units, then the number is big but to be fair, we also need to look at the size of the land. If it is 2,000 units over 10 acres land then it is very high density but BSP 21 is sitting on a huge 21 acres piece of land.

LBS could have divided to 3 different projects but residents would not be able to enjoy and share the facilities. Due to the size of the land, there are many facilities unique to this development such as the Tree House Pavillion attached.

Patsim is right, like I have mentioned in BSP Skypark's Facebook Group, construction plan of a flyover bridge linking ELITE Toll and SKVE Toll has been submitted to Lembaga Lebuhraya Malaysia (Malaysia Highway Authority) for approval.

This improvement is vital not only to BSP, but to the neighboring Bandar Rimbay, Tropicana Aman and Eco Sanctuary as well.

BSP21 will be officially launched in June 13 and 14 in BSP sales gallery. All are invited. Refreshment will be provided. Agenda has yet to be finalized, but we should have guest speaker giving talk.

Considering the first 3 blocks are 85% sold even before the official launch, I don't think anyone is complaining.

today I exit from SKVE, already started jam at roundabout. Some more this jam is current traffic flow only. If after BSP skypark resident move in, then future bsp21, haven't add up new link from Rimbayu, TA, ES.

To more concretely address your question, I "measured" the approximate distance from BSP21 to MAHSA University, using a map tool.

According to the map tool, the distance is approximately 2.75 km. I could probably jog there under 12 minutes (in my younger days biggrin.gif )

The future MAHSA private hospital is in the southern tip of the campus.

Bsp 21 land title is sitting on commercial title. However, the serviced apartment units are strata title categorised under residential use. Bsp 21 is governed under the Housing Development Act (HDA) where purchasers are protected under certain laws and regulations.

The price is reasonable but not cheap for this project, that's all. Not much USP for this project, location so-so, go where also sibeh far.

Correct. WCE connects to SKVE at Tanjung Dua Belas, which is only a few kilometers from Bdr Saujana Putra.

Can't wait for WCE to be completed. Will be a great help to ease the PLUS traffic to the North. rclxms.gif

I went to the gallery last week, now it is 1st phase of 3rd block (block C) already.
For 12th floor price is 450k (after all rebate + bumi) for 1,043 sqf.

But I wonder if an "ungated unguarded landed 2 sty terrace" is more worth it compared to this "guarded and 70 facilities equipped condo" since both prices are almost same.

How do you think though? ASAP reply pls.
I am considering buying it for investment.

If you are aiming MAHSA students specifically, might wanna have a look at TCS Arcadia, or TCS desa saujana 2 townhouse upper unit subsales.

As for LBS, the skypark area got a few foreign students and working families renting. But at the moment it appears a little oversupply IMO.

A township tht developer has taken more than 15 YEARS just to build a school; knowing that no schools anywhere nearby,

Lol. I was at the showroom not too long ago. It is true that the facility is great at that price. But this is only good for those who work nearby and for own stay. For investment wise, where they gonna find the people to fill it up.

The agent keep stressing mahsa student gonna fill the condo up. I was doing some simply maths in my brain. If averaging one condo fill up 3 students. This bsp21 can fill at least 7k students. What about the landed nearby ? Student accommodation ? Mahsa really got such volume?

And the spending power of mahsa students ?

When I said I gonna think about it. The agent rolled her eye on me. Lol. It's like I miss the investment of my life.

For own stay should be fine. As long as you join/push the JMB and make sure no irresponsible tenant anywhere near ur condo. But for investment, you might need to be very patient.

I don't.

But based on the price you're buying and the loan amount, I doubt you can rent it at such value.

Well to do Mahsa student will be at their PJ campus near UM there. Unless they are moving their PJ campus, I don't think it's possible to rent at such high value when there are another 2,000 units available?

I used to be a student and back those days, 1 unit could fetch up to 1,800. Have to find like 6-8 people just to offset the cost.

By using the same logic, some students will group up to 8-12 people and rent 1 unit. End up your unit have problems also....

Disclaimer : I don't believe in doing students business by renting out a mid range condo. I always prefer working class tenants to minimise headaches.

Agent pushy but dont blame on the project, doest mean the project not "laku" or bad. It is because agent want commission. Now lots of agent selling it competitively.

If MAHSA student rental MAJORITY can hit 600-800 per head u ask the agent come i lick his/ her shoes la. Some slightly better one like MMU/ UTAR also can't tahan 600-800 per head la. MAHSA students spending power is even lower. If 1 unit RM1800 rental don't be surprised that they fit 8-10 students in there.

It's funny la those agents promote like MAHSA students got spending power like TAYLORS/ SUNWAY students. Anyway BSP is already >10 years and I don't see any chance for that place to become higher class SUDDENLY, I don't think LBS has that power unless some other taikors help.

dont expect high rental yield. Especially your neighbour will be your competitor to lower rental to compete you.
and can't deny currently traffic in the morning is disaster and try imagine 1k unit coming soon.

Met a friend staying there last week. This guys basically doesn't mind travelling 45 minutes to work to Mont Kiara/Hartamas during off peak hour. Peak hour, no need to travel already.

I asked him why did he choose staying at Bandar Saujana Putra. He's answer was straight forwards - because the landed properties there are going for very cheap rental (less than RM900 for full house).

I advised him to considering buying one himself, but the landed prices has pretty much double in 5 years. He said he would considering staying in highrise as it's cheaper and more affordable.

I have my own reservations though. I'm afraid highrise prices would not experience strong growth as landed here.

To me, the reason landed properties saw a huge price increase is because comparatively, landed when it was launched at RM150-200k for a decent single storey terrace house is below Klang Valley's trash-hold. Aside from the 45 minutes drive to MK, it offers decent living. Now that the price are close to RM400k, I expect the prices of landed there to experience a slow down in growth.

Perhaps he might considering buying BSP 21 Service Residence, but I had to tell him to consider forgoing the highrise at BSP and look at bargains for landed here. There might still be money to be made.

Simply said, I don't see strong reasons for highrise at BSP to experience strong capital appreciation, so between highrise and landed, I'd rather he go with landed. Landed properties in KV has traditionally performed better than highrise dollar vs dollar.

Guys, any comment on TCS arcadia? Went to see the showroom lopks very good.. im considering whether to book a unit or not..973sq ft priced 406k.. 30floors, each floor 11 unit.. the unit im interested in is facing lake view.... no other construction will happen in d future that will block the view... really need alot advice as it wil b my first house. Buying for own stay

Looks like the pricing is comparable to BSP21.

I think it all boils down to the question where u work and how much you are willing to travel.

Its better you also take a look at BSP 21 and compare. I think there are still many unsold units and completing soon.

Confirmed hard to sell when the lease drops below 80 years.

Plus leasehold needs state consent and etc, purely waste of time.

If you have intentions to resell, this kinda property maybe not suited for you le.

99 years lease can loan 90%. If 80 years then loan 80%? tongue.gif

Hi, received my VP letter too last week. Went there just to check if they're legit claim. The units look complete but haven't got chance to go visit inside. Security guards are already manning the guard house. How about you?

I only passby BSP everyday @ elite highway. I can say that the slow traffic on elite highway is caused by ppl entering the toll after working hours. I would like to know from the owner of this prop that stays there. How's the traffic? macam very bad

There’s a 2sty semi-D inside which my sister was interested in it cause its not so far from her workplace in pj and the price is about 500k. Seeing the traffic in n out @ peak hour is a major turn off. Too bad. Keep on building residential buildings without improvising the network.

What does surprise me is the sheer number of people who put money into something like this at this location.

I mean why on earth buy a leasehold high density high rise project so far away?

idk man hahaha. Macam ljmited option in n out of there (SKVE/ELITE?/Jalan tikus) Ive only been there once, so not really sure. But everyday i use elite see there entering n exit bsp jam lol

I haven't explored around that area after the last time I drove there and had to replace my oil pan due to the bad joints between the bridge and road on the SKVE.

Yup, the jam is not due to the toll. Once you just out from roundabout, the jam is no longer there. The road going towards the roundabout is also in bad condition. The most headache problem BSP21 is facing now is probably Wakanda forever. If you go to the ground floor, its like Wakanda.

I visited my inlaw at bsp21. Renting rm950 for 900 sqft 2+1 unit, the facility very good. Try to get the purchase price about the monthly rental

Very well Fully furnish rental price for 3 room around 1500 1600 max..
Blank unit rental maybe like 1200..

This bumi lot lelong catch price seems good. can cover installment.. but maintenance fee need sendiri pay..

Will drop below 300k next month.
And need to wait another extra round to be around 265k.

Block I and H is most inside and facing highway very noisy ...

Block D is middle.. so is more peaceful..

i think developer overestimated the buying power of people around this area. nearby there are landed property selling around their price too .
and its a middle range apartment(?) selling for 400k developer price not really eye catching for lots of them .

not sure about critters infestation but a lot of africans living there as they study nearby, not really comfortable when brought touring around by UNITY agent. promised mall but not built. agent promised profit on rentals when unit priced at 400k but a year ago i saw auction selling same size unit below 300k, if its so profitable , owner would have tried renting it out rather than being auctioned right ?

workmanship is a bit sub par and entrance to the lift lobby is narrow, being only one man's width, maybe there's a service entrance elsewhere but i didnt see any, wonder how they move stuff into their unit. and the concern because so many units linked on level 5 facility floor and there are units on the same level which is scary when anyone in the building can just walk past your window.

their show unit is really nice tho.olympic length pool.

May I know does it really takes 12 minutes to reach Mahsa as most said the traffic here are pretty bad? Any shopping malls nearby?

I have read few reviews in FB and 90% are bad reviews. May I know is the management getting better now? How responsive are they?

Bsp is example of township with very bad town planning. The town is too dense. Lack of commercial area. Road is narrow, unable to support the number of population there. Only advantage it is near to highway

I was a student from Mahsa Bsp been there for a few years before covid, i can let u know why people avoid this 2 condos like plaque. However sp1 and sp2 doing very well. Hosp mahsa in construction as well jn sp2
