I visited Semenyih town one day and I saw this bunting. That's how I know.

I didn't see much because I was driving but I think got security, swimming pool, gym etc.

Price is cheap and affordable. If developer is 3-5-sickk-7, then the risk factor increase exponentially like Selayang Spring condominium.....

If it can give 0% dp I think most of the buyers will be family who wish to own their 1st property. From my observation, families look for property that is close to school, clinics, shops n hypermarkets. Location no longer be the top priority.

But if buy for investment, renting it out will be a challenge.

Just my personal opinion

Drove by the site today. Y the showroom looks so non classy biggrin.gif. At 1st I thought its a furniture shop the way the signboard is placed. Hope the inside is more comfirting.

-5 minits drive to tesco (maybe less).

I did not see any malls here. I had asked people around here they said got rumour jusco is planning to open nearby. But dont know the exact location n I fail to varify that rumour. smile.gif

Regarding walking distance to tesco, it is about 8 min normal walk. unless it is a old man with tongkak, 20-30 min possible... tongue.gif

well if u decide to buy a lot of things, even if the mall is 100m distance away, u will drive..right? biggrin.gif

Agreed thumbup.gif for own stay is ok but for rent out is difficult a bit coz around here got a lot of landed property. Some more taxi service just located in Semenyih town unless u got the taxi number.
In future, this not the only service apartment in Semenyih. Near to Bandar Sunway Semenyih will got service apartment/SOHO~Kiara Plaza Semenyih (opposite current EcoWorld SalesGallery).

I've drove over there last week to see the site condition , show unit is still on their way and there is a postponement of the show unit launching until 13 July. But there are a pre sales going on this weekend to select the unit for those who keen after paying the refundable deposit earlier.

It does come with 2 car parks and the sales even told me which facing should I go for if am really going for one.

Everything and even the exact price will only release on the day of launching according to her. Those who are interested do let me know so i PM u her number. This sales I feel kind of helpful.

The site is next the the green TNB after Tesco, Located at corner and facing main road.

it means, the credential, experience and deliverable of the developer is upmost important apart from location and pricing....

Potential? I dont know, as this is the 1st residential serviced apartment here, so I cant draw any speculation. Maybe u can share what u think based on the points given biggrin.gif

From this site to Tesco is about 600 - 700m, if normal walk, 10 minutes shall do.

From this site to Semenyih town if driving and no jam, about 5 minutes, 15 minutes already can reach Billion Semenyih/Kajang tongue.gif tongue.gif

Really hope CIMB bank can move in somewhere around here, perhaps in the shoplot at the entrance of Setia Ecohill.. rclxms.gif rclxms.gif

I went over the site last weekend. The project is right across the road from Setia Ecohill project. Further down the road, is Eco Majectic. It looks promising. Im planning to buy for investment but i'm not too sure about rental? What you guys think?

BBB and loan approval is different story imho..
by the way, the bbb is book book book .. book is cheap, almost everyone can put own the booking.. but the next hurdle is loan approval which will be affected by BLR hike lately biggrin.gif

Exit from servise apartment (go kl or tesco)in future to semenyih road have to use the traffic light. I guess will be very jam infront of the traffic light once the shop lot occupy and ppl move in.

but go to jusco beranang might skip the traffic light.

The hardware guy shop near tesco told me, why buy the service apartment when you still can get new dsl launch at rm400k ++ at kesuma lake. He told me, nowadays rm100k diff is not much you know.

I think that is tiara east. Dev is kueen lai development. Careful with this dev, got history of over promising stuff. Just vp condo tiara parkhome is under them. U can read the thread, owners there are really dissatisfied with the completed condo

Yeah, tower B with bigger size and longer. Furthermore got one row facing Jalan Semenyih and can view SEH and EM without any obstruction, though it is facing almost directly west and presumebly more dusty.. hmm.gif hmm.gif

The jusco rumor have been going on long time already. I think 3-4 years ago. But till now no sign of it. 1st they say the jusco will be built on this project spot. I also have asked people around this projext area, they also have heard of this jusco, but dunno where n when it will be built. According to uncle banana it will be in beranang. But dunno la, just wait n see biggrin.gif

If the developer is transparent by not hiding the package/ benefits / discount offerred to buyers, then no action can be taken againts it. For banks, if they are aware of the discount /rebates but their calculation of LTV & DSR are still based on gross SnP value, then they are at risk being taken action by BNM. I still wondering what is the current rental market over this places or Savillie Kajang better of ROI?

After did some calculation i still can't convince myself to invest a unit here.

Dear all goreng property sifu here please advice and what u foreseen this project upon VP. Thanks in advanced your kind input is highly appreciated.


For instance :
1) The cheapest unit let said RM290000
2) Down payment RM29000
3) interest let said 4.45%
4) Tenure max 30 years
5) Maintenance let said 900sq ft x 0.20sen = RM180 excluded fire insurance, sinking fun, etc

therefore monthly payment = RM1314.71 + RM180
total = RM1494.71


Do you guy think it is possible to get rental of RM1500 just to break even only????

I think it is possible 3rooms rent out to nothingham uni student and get 1.2pm. Here zero supply of service apartment. So supply is limited.

Capital gain. Upon vp. Maybe can sell at 390k. So 100k untung gross is ok la.

there are some other points which is still speculate jusco. Tar u. Etc etc

Ok I will explain and use 10 minutes of my time to explain to you. I will give u 1 example:


Price: RM360K

Discount: 10% given by developer.

A buyer will pay this:

under LTV90% = No need to pay anything coz got 10% discount

under LTV70% = Need to pay 20% downpayment: RM72K


Now BNM masuk, instruct developer and banks to stop this. So now loan is given after discount price:

Current price: RM360K -10% = RM 324K

under LTV90% = STILL NEED TO PAY RM32.4K downpayment

under LTV70% = NEED TO PAY HIGHER DOWNPAYMENT (30%) of RM324K: RM97.2K




Have I answered your question here? A lot of the buyers fall under LTV70%. Are you a newbie to not know this?

for someone who aim to rent the Ascott to Nottingham students, let me tell u the location for this project from Nottingham is quite far away. if the student no transport they cant stay here. somemore inside Nottingham they already provide hostel for their students, the new hostel (around 11-12 blocks) will vp on 2015. in front of Nottingham also got a new premium condo, call Univillage. that one is fully investment condo, under GRS with developer oso VP 2015. besides this, still got many landed terrace house n Semi D in Taman Tasik Semenyih. All of these hostel just a few minutes way from Nottingham.

IMHO, if buy for own stay is better n safe investment.... tongue.gif

It all depends on the development within this rinching area I presume.

If there is more commercial activity around this area (for example with some famous supermarket and mall), I presume students will prefer to live in this area instead.

Overall, there are very less commercial activity around.

Yeah, I presume there is distance between Nottingham and this area, but please bear in mind that most of the students here are fairly loaded, as if not mistaken nottingham tuition fee is among the highest in Malaysia, comparable to Monash if not mistaken. Thus, if the FAMA can support their children study here, to support a car shall not be a big issue too.

Neverthelees, I do agree with your statement its is safer to put it as own stay rather aiming for the student renting.
Treat is as a weekend house also not bad, beside enjoying all the facilities, there are many units actually having a balcony facing the broga hill too. It would be great weekend retreat overall, as most of the amenities are just nearby.

If you solely rely on the rental to cover your installment, that you should leave this property.

But if your are looking for a potential property that is located between 2 great township, can tap into the connectivity/amenities of these 2 great townships, then perhaps you can keep an eye on it.

but. If you take into consideration like futute speculate this and that and look at the cheap selling today etc etc you are very wrong.

My experience. Development cost psf about 250psf add marketing. Admin. Finance cost. Total 300psf.

They sell 330psf is consider very cheap.

next block 400 units (oct/nov) Now have 120++ register. thumbup.gif

Jusco news had been speculating for a while. Whether they are coming to beranang or not, all I know, semenyih is not in their business expansion plan till 2017. My take, even if it rumour to come in, it will probably be 2018 onwards.

anyhow what i concern is if the project u buy is for own stay is quite cheap n valuable. but if think to buy for investment especially when VP directly wanna get return from this property then u should double think again before do the decision to buy it tongue.gif

If i got any more news, for sure i will update in ecohill and this thread tongue.gif Let's wait for next year first quarter meeting. At the moment, they are concentrating mainly on their Taman Maluri hq which will go through a total revamp for 2017.

I just double check, and it seems their business expansion plan was till 2019 (5 years plan) just conducted early this year blink.gif So, no jusco for semenyih till 2019 as of now unless they see a change and include it in their plan by 2017.

On another note, say, if i come from quite ok family and can afford to pay rm1.5k to rm2k rental during my study in nottingham and i have a car, if this project complete by 2017, i will have plenty of choices.

Options :
1) Stay in univillage opposite Nottingham
2) Stay in surrounding condo near nottingham
3) Stay in surrounding bungalows in tasik semenyih
4) rent a country garden link house and enjoy the 5 star club facilities
5) rent in tiara east with 24hr g&g
6) rent a ds house in ecohill
7) rent a ds house in eco majestic
8) rent a ds house in tiara south
9) rent in ascotte and enjoy service apt facilities.

Fan gor, the appreciation of the landed is also depending on the surrounding development and commercial activity if not mistaken.

That's why there are still semiD available in Taman Tasik Semenyih selling at ~ 500k ++ until today, even already 10 years establishment. No GnG is one thing, lack of significant commercial activity is another killer as well.. doh.gif doh.gif

Using lekas and connect to silk, enter the bukit kajang station, straight all the way after u pass through sungai ramal, uniten, hospital serdang and exit to putrajaya before reaching the IOI resort.

Not sure whether can make it within 22 minutes, but around 30 minutes should be no problem for you to reach putrajaya area from Semenyih..

During 7am to 9am need about 55minutes from my farm @ semenyih to putrajaya foreign workers immigresen dept car park.

the jam look like getting worse and worse each day due to rapid development.

i normally start from Tesco Semenyih, use Jalan Semenyih come to UpTown Hotel there then turn into Silk high way direct to to Putrajaya(Alamanda) lor.....it normally take me 40-45minutes

From your experience, which stretch of road is the most jam area?

I frequently go to Parcel C in putrajaya once or twice a month, so far only take me around 30 minutes to reach the destination from Semenyih town, off peak hour of course..

haha...normally i go to Putrajaya in the early morning 7am after sent my kid to school...so when i come to Second toll in Sg Chua there, the road jam like hell...can move ler....of course off peak hour sure no jam la....if for someone who wanna use Jalan Semenyih have to avoid the time from 6.30am-8.00am from Beranang towards Kajang....terrible jam....

If u go along Jalan Semenyih, u will see KFC/ Pizza Hut --> Tesco --> Petronas --> New shop lots which almost completed --> Traffic light junction which turn left to Bandar Rinching Section 5 &6, --> and.....
taaadaaa... u see Ascotte office (which is just located exactly beside the Jalan Semenyih.

360k for a landed in Semenyih is possible, but don't expect it is a new house or in prime area in Semenyih, and mostly are not fenced and guarded.

I just sharing what I knew, definitely not agent lah...

I would suggest you to go to the sales gallery, talk to the SA and ask details on this, especially on the director. Cheras Hong Soon, Suria Land Development, Top Home Builders, always inter-related to each other.

However, if you can't be convinced with their explanations, then just let go this project and continue your hunt on other project... brows.gif brows.gif

For own stay is no problem, coz as I said, this service apartment is using the infra provided by Setia Ecohill, and tap in to the new commercial area of EcoMajestic. At the same time, it is just stone throw away from current existing commercial area with many eateries and tesco.

Choice is up to you bro...

Block A (300 units) - fully sold in 3 days
Block B (400 units) - more than 75% sold, still left 80-90 units available.

hahaha.. I join the Block A launching, the sales really going very fast, the chart seems quite clean (at leat more than 85% when it's my turn to go in).

For block B I am not sure, but I saw they already built some temporary huts in the site itself, most likely for the worker occupants.

Piling seems will be starting soon, as 4-5 piling machines already in the site.

Different product with different entry price..

Univillage is located straight in front of Uni Nottingham, but the layout has been designed as student's room/hostel, GRR scheme and not suitable for family stay...

Check out Jabatan Perumahan Negara.
This project is not under Cheras Hong Soon,
nor Top Homes.
It is under Vienna Gold Development -
currently have 3 projects including Ascotte Boulevard but one under "project sakit". And they don't link with Cheras nor Top Homes.

Weird part is all the marketing collateral is by Top Home but no APDL.
Which means Top Home is selling a product which they don't even have through Prop League agency?

By the way, Top Home is not registered in Jabatan Perumahan Negara tho.... (see 4 attachment or u can check out with our Jabatan Perumahan Negara)

Something fishy...

there is no such thing that you can only apply financial source from only the bank panels only.

You can apply it from any banks. It is just that either:
- If they manage to get you sign with one of their panels, maybe they get some commission
- Or it is easier to deal with as the project profile is already in the bank's database (ie if it is not panel, it may take longer for the bank to accept/reject hence to issue Letter Offer).

If you are rich, you can even pay cash by stages. No need bank what.

I had call few times to MPKJ to ask regarding this project but no answer..

If they are really not the developer, then the bank will approve the housing loan too? not really right?

If look at the actual site progress, we feel it is amazing.. As the piling stages almost completed even before SPA is being signed.... thumbup.gif thumbup.gif

Yes, some received letter that need to sign by 11th Dec 2014...

The project is started even before signing the SPA... But VP time should be end 2017 or early 2018 loh...

Oic.. no wonder, I pass up my complete documentation, approval obtained within 1 week...

Do you manage to get a good rate? I get a full flexi from UOB, but interest rate fairly poor, just -2.30... It's below 300k, so I don't expect will get a good rate though...

Lol.. no advise lah, just sharing what I knew...

After the bank approve, you need to talk to the banker about the facility that approved, such as the rate, amount, tenure, flexi or semi flexi, monthly installment amount, what's the lock in period, charges incur, if buy MRTA with them any better rate, etc.

After you satisfy with all the terms, then only you sign the LO, if not try to talk to the banker and ask him to "fight" the term you desired, see whether it is feasible. If it is not, then you need to justify whether want to take it, or go to other bank that may give you better offer.

I am not sure what's the quotation you mention here, do you mean the draft of LO? hmm.gif

Yeah, you can request that if you want, but majority info actually you can requested from the banker directly.. LO format, terms and condition is pretty straight forward and uniform across most of the banks I presume.

I think banker shall allow you to read the LO, but whether can take a copy back home to read or not, depend on the banker loh. One of my bankers even send it via email.

I think for block A purchaser they need to sign SPA already..

If sign on time can have free one year maintenance fees, if not mistaken.. rclxms.gif rclxms.gif

Refer to the lawyer and developer for more precise date, but generally booking till SPA signing should not more than 3 months. For reputable developer such as SPS and EW, normally SPA sign within one month after we place the booking.

I think the KPKT issue is already resolved, now in their website is the correct information..

So far the progress seems outstanding, piling almost done... Presumably the first billing shall be out very soon...

I have been convinced that Top Home is somehow related to Cheras Hong Soon, if that's the case then should be no problem..

Should be no problem..

Normally the last statement will mention "The service charge statement shall be issued by the Vendor to the Purchaser at the time of delivery of vacant possession with the details of the expenses duly filled in"..

Afterall, JMC (buyers committee) will decide the rate later. Don't think buyers will charge irrational maintenance fees to themselves..

One thing that the buyers may need to take note is this project is service apartment. The developer has obtained the permission to complete the project within 48 months (condo usually only 36 months) from the SPA date, before LAD. This I presume is pro to developer.

Some more this project is non-DIBS, I hope the developer won't drag the VP as this may cause higher progressive interest payment... hmm.gif

What I am more concern shall be on the quit rent and assessment later. hmm.gif

Quit rent no need to worry coz u only pay for your own small parcel, more often than not, less than RM20 per annum.

Assessment will be based on yearly value which shall be determined by MPKJ, so this one u shld worry more lo tongue.gif
