One thing that the buyers may need to take note is this project is service apartment. The developer has obtained the permission to complete the project within 48 months (condo usually only 36 months) from the SPA date, before LAD. This I presume is pro to developer. Some more this project is non-DIBS, I hope the developer won't drag the VP as this may cause higher progressive interest payment... What I am more concern shall be on the quit rent and assessment later.

Yes, I presume service apartment is governed under SPA, that's why for extension, the developer needs to apply to KPKT. I am not sure what kind of criteria are considered by the KPKT to justify for the extension, but somehow I heard it is related to the commercial title. Developer for commercial title is accordance to plot ratio (build up / acre) which normally will have more units compare to residential development. Perhaps this serves as one of the reasoning enable the developer to apply for extension on the development of service apartment till 48 months. Just my guess though...
