Should be no problem..

Normally the last statement will mention "The service charge statement shall be issued by the Vendor to the Purchaser at the time of delivery of vacant possession with the details of the expenses duly filled in"..

Afterall, JMC (buyers committee) will decide the rate later. Don't think buyers will charge irrational maintenance fees to themselves..

One thing that the buyers may need to take note is this project is service apartment. The developer has obtained the permission to complete the project within 48 months (condo usually only 36 months) from the SPA date, before LAD. This I presume is pro to developer.

Some more this project is non-DIBS, I hope the developer won't drag the VP as this may cause higher progressive interest payment... hmm.gif

What I am more concern shall be on the quit rent and assessment later. hmm.gif

Block A just lack of 1 lighting point and 1 power point if compare to Block B. Quite generous with the 2 SMATV and 2 water heater points.. rclxms.gif rclxms.gif

I presume the telephone fibre wall socket is consisted with 1 telephone point and 1 data point..

Don't think it is a very big scale project. Most likely it is under commercial title (service apartment), hence the developer try to exploit this to extend it 48 months. If solely residential condo, max I believe only 36 months.

Yes, I presume service apartment is governed under SPA, that's why for extension, the developer needs to apply to KPKT.

I am not sure what kind of criteria are considered by the KPKT to justify for the extension, but somehow I heard it is related to the commercial title.

Developer for commercial title is accordance to plot ratio (build up / acre) which normally will have more units compare to residential development. Perhaps this serves as one of the reasoning enable the developer to apply for extension on the development of service apartment till 48 months. Just my guess though... hmm.gif

No problem, sharing is caring..

I been there few times already, quite spacious with many famous retails. Soon there will be a GSC cinema there too.

The route I am taking is Lekas (RM 1.10) - Silk (Bukit Kajang - RM 1.00) - Silk (Sungai Ramal - RM 1.00) - SKVE...

Time taken is about 15 - 20 minutes..

There are routes without paying toll too, but need to take longer time for sure...

LAD = liquidated ascertained damages, means claim compensation from developer due to late delivery..

This is a 4 year project and SPA date is started on November 2014, this SKL already talked about late delivery... laugh.gif laugh.gif laugh.gif
