I had call few times to MPKJ to ask regarding this project but no answer..

If they are really not the developer, then the bank will approve the housing loan too? not really right?
*
Very true...

Not only that, they have been advertising the project massively, don't think they will get the AP if Top Home is not the developer loh...

I think the project will start on Jan'15..
*
Yes, some received letter that need to sign by 11th Dec 2014...

The project is started even before signing the SPA... But VP time should be end 2017 or early 2018 loh...

the loan processing so slow la..but not bank problem cause my documentation not complete... brows.gif
*
Oic.. no wonder, I pass up my complete documentation, approval obtained within 1 week...

Do you manage to get a good rate? I get a full flexi from UOB, but interest rate fairly poor, just -2.30... It's below 300k, so I don't expect will get a good rate though...

Sam gor...after bank approve will direct release offer letter?
Or send quotation 1st??
Pls advise. .thank you
*
Lol.. no advise lah, just sharing what I knew...

After the bank approve, you need to talk to the banker about the facility that approved, such as the rate, amount, tenure, flexi or semi flexi, monthly installment amount, what's the lock in period, charges incur, if buy MRTA with them any better rate, etc.

After you satisfy with all the terms, then only you sign the LO, if not try to talk to the banker and ask him to "fight" the term you desired, see whether it is feasible. If it is not, then you need to justify whether want to take it, or go to other bank that may give you better offer.

I am not sure what's the quotation you mention here, do you mean the draft of LO? hmm.gif

yes..draft of lo...

Yeah, you can request that if you want, but majority info actually you can requested from the banker directly.. LO format, terms and condition is pretty straight forward and uniform across most of the banks I presume.

I think banker shall allow you to read the LO, but whether can take a copy back home to read or not, depend on the banker loh. One of my bankers even send it via email.

It seems like the developer started to allocate parking lots for Ascotte purchasers currently... Anyone getting car park at lower floor 3rd, 4th, 5th etc? hmm.gif

I think for block A purchaser they need to sign SPA already..

If sign on time can have free one year maintenance fees, if not mistaken.. rclxms.gif rclxms.gif

Most of the car parks are side by side, but some are inevitably in tandem I presume.
