Went to UM yesterday, try to gauge the time taken.

Depart from Semenyih Lekas exit: 11:52:30
Reach LRT University Stesen: 12:26:45
Reach UM Jabatan Geology car park: 12:32:11

Off peak period, but it's Friday lunch time. Time taken about 40 minutes.

Jammed for about 15 minutes in east-west link after Desa Water Park all the way to Federal Highway...

Uncle, friday many people having lunch time starting from 12pm lah, you retired already, dunno then stay diam diam in rumah lah..

1.) I am not gadget savvy and dunno how we can adjust the time within same time zone using this website woh, uncle you know can show me lah.

2.) Even if it can be set, I will not be so no dignity go to adjust loh. I am not like you, just know how to twist without solid facts. Your famous quote "rinching is rinching, semenyih is semenyih, rinching is not semenyih" still remains the biggest joke in lyn currently woh...

Block A 300 units fully booked, starting from 286k.

Block B 400 units, open for booking cheque now, launched early weekend next month, starting suppose from 350k, bigger bu than block A.

Bro, jalan semenyih is hopeless, narrow two/one lanes road, too many traffic lights....

I presume Ecohill Lekas link may serve as the temporary solution for the next 5 years...

Uncle, Jalan Semenyih jam is fact and reality. If link jam, jalan semenyih sure jam, if link no jam, jalan semenyih not necessary no jam, coz have you see any places with about same distance, pay toll jam but no pay toll no jam? Uncle, already so old already, be logical sikit lah, okay?

Lol, ascott always advertise as semenyih project woh, what do you think it is rinching price? Symphony residence, which much nearer to kajang launched last year also only 280 ++ psf woh, so what make you think ascotte is rinching price? I show before mah, 100k extra you can get a new landed dsl nearby woh, you sure ascotte is rinching price?

Most likely is for the preparation of the launching of Tower B.. .

3R2B service apartment with so many amenities, under 300k, would be worth for own stay..

2-3 minutes if traffic smooth...

For tower A it is below 300k, for the Tower B, the sizes is bigger and hence starting from 350k if not mistaken..

Tower A is smaller, about 880 sqf... some more it launched about 2 months ago, second phase price higher and the size is bigger..

However, I presume the the psf price is about the same...

360k for a landed in Semenyih is possible, but don't expect it is a new house or in prime area in Semenyih, and mostly are not fenced and guarded.

I just sharing what I knew, definitely not agent lah...
