there are also some disappointments :-

1) the "air well" area of each floor only got grey color metal grille, no high-class look
2) there are some discrepancies on the 'artist impression" shown in the video compared to what being delivered, especially the pool area.
3) the developer promises to extend the access road to the current 2 lanes to 4 lanes, but nothing has been done. L&G is buying time to keep postponing.

As the buyer, after vp, u need to make sure your bank release the balance of loans to them, then fix appointment to get the key, defect checking and submit defects forms, all need to be done first b4 start Reno

Usually you shall pay the full instalment from the last drawdown onwards.
SCB is right from 23rd Dec onwards, interest to be bornt by the borrower as DIBS ended. whatever interest from 23rd dec to your first instalment will be capitalized into your loan amount.

Banks only deal with the loan and paper works, some party need to pay the interest either you or the borrower, they do not care when you collect the key.

From the VP letter received, the maintenance fee is 22.5 cents per sqft, sinking fund 2.5 cents, so total is 25 cents.
the standard intermediate unit is from 1426 to 1441 sqft unit, so the maintenance fees per month, is from RM356.50

The DIBS ceased end of 2013, those who bought in 2014 and 2015, No DIBS.

i bought in 2012, not affected.

the abolishment of DIBS was debated in Nov 2013, and totally removed in Jan 2014. Unless LnG not following the rules.

Checked with the office, the car park lights on few weeks ago.
some car park only switch on their lights after 7:30pm.

developer starts delivering the keys today. Maybe those who got the key can confirm it.

Buyers have formed their expectation on Mayland, and aware of what to get from Mayland from the day they placed their deposits.

To me, Mayland (or LnG) did not position it as a high-end product, and in actual it is not a high-end product, as the earlier buyer paid from RM400psf to RM500psf, the last 100 units were selling from RM550psf.

For me, the higher end products are such as Tropicana Grande, or any property selling double the price which is in the range of RM800-RM1200 psf. So, I guess we need to match the expectation according to the pricing.

I am not pro-developer, but I won't judge a project from few pictures.

DT taikor, I know where you come from.
Visited the site this morning, i have viewed 3 units in a row, an unit each in Block A, B, and C. Didn't manage to visit Block D, as was in a rush.

Block A's quality is much better than Block B and C, I believe the pictures shared by DT are either in Block B or Block C. There are 2 possible explanations on what happened:-

a) I was told there are 2 main contractors, Block A+D by PYS, and B+C by another main con., so it explains why there are discrepancies on the delivered quality.
b) Block A was the first completed among all the blocks, so the contractor has more time to re-working, polishing and touching up, and rectifying the major defects. Whilst Block B and C were the last to complete, so it was in a rush.

Apparently, for the sake of saving the DIBS and LAD, the developer deliver the unfurnished products (especially the common areas), so I agree with DT, the developer shall not charge on the maintenance fees until all completely done.

Someone just shared the poolside videos at the Facebook owners page. The poolside has more plants, furniture and facilities now.
They have slowly decor and improving the public area.

Different market maybe. Your cousin bought which block?

DPC has different selling points. Those who like DPC will not buy here. My friend who live in The Airie also critic Foresta as he has lots of investment in DPC and DPC always his benchmark when buying other property.

Perhaps this is the only development with "private forest".
I say private because public has the difficulties to access to the forest facility due to the slope. I love forest and will consider as well their phase 2 duplex with double volume 6 meter height window overlooking the forest.
