Based on the rule of 30%, i.e. household spend 30% of the income on rent.
In order to pay the rent of RM2500, the household income needed to be RM7500 and more. If the rent is RM3000, the household income needed to be at least RM9-10K.

Logically lower rent attract more prospect tenants. But the landlords need to work out the rent using the monthly instalments + monthly maintenance, so as to get +ve cash flow.

Hope the developer can spend more time on paying attetion into details, touch up on defects, and get ready with the common area/ amenities/ car parks. They have time to do that while waiting for Authority's green lights.

As mentioned earlier, it is depends whether the developer willing to pay LAD.

L&G is now controlled by Mayland.
Mayland has the tendency of not paying LAD from their history records, and they don't mind you to take actions on them.

From Mayland's records, usually developer form a new company for each development, the SPA is signed in between the newly set up company with the purchasers, so the purchasers can only sue the newly set up company. In the worst scenario, the developer will close down the new company. Nobody can take any action on a company that already close down or bankrupt.

Having said that. For Foresta, it will less likely happens, because the developer still has Phase2,3 and 4 to launch.Project image and reputation is bigger than anything.

u r right. standard SPA delivery date should be 42 months from the SPA stamping date, so you will not get the later interest
