Speaking of the 7th floor units. There are 4 units for sales at 7th floor. But the developer reserve them till further notice. Not sure if it is available for sales any time soon.

Like I have mentioned multiple times before. No claim because it is left pocket and right pocket of developer

If they claim from our financier, they need to pay interest to our banks, as it is under DIBS.
If they don't claim, they pay interest to their bridging financier who finance the construction.

yes you are right, the developer is possibly cash rich.
Another consideration is developer rather dealing with 1 bridging account than dealing with 1000 loan accounts from 1000 buyers that involve 10-15 banks????

Passed by this morning, nothing much progress. I think Phase 1 can't make it this Dec.
Phase 2 showroom still under con. Most likely Phase 2 will launch after Phase 1 completed and hand overed

It need to be completed totally with the architect certificate. Then only apply to authority to get vp which will take 1-2 months.

Our progressive claim less than 70% as at to date?

Block A-D are fall in the same parcel, so all need to be done including common facilities before can apply to authority. It's under residential title, unlike those under commercial title, vp can be obtained block by block.

These all take time.

All past transactions could be traced from the edge properties. If the search result reveals NIL transactions, meaning the agents are creating stories.
Most rationale buyers will not buy without looking at the final products.
Unless the agent can give u more detail such as unit number sold, date, and how could SPA be stamped without VP?
