Implement cool measurements now is good for us as well. Let the market slow down a while n digest the supply. It will become hotcake upon VP later. smile.gif

Sometimes it is difficult to judge whether flippers or investors. Flippers may become investors if the market slow down.
Im not worries As long as this is prime location n the property can rent out easily.
Of course I wish the rental can cover 100% of my instalment. But I'm happy if the rental is abłe to cover 70%-80% of my instalment during financial crisis.

Anyway, u guys target rental rate too high, given the fact there are so many units.

For 500k+ investment, our target rental only RM 1800 to RM 2200

But inflation is taking place every where before GST is introduced, seems like businesses are already factoring the cost increase from GST n up their price in advance

So while Gomen try to cool property prices, property is still among the best inflation hedge

Curious how you would conclude rental rate too high.... can quote an example?

Using your case:
RM500k 90% BLR-2.4 (or -2.45 if lucky) for 35 years , the monthly repayment is RM 2.1k.
Lowest target rental = RM1800/RM2100= 85%
Still inline with Soon boss expectation ...
(Of course sendiri bayar maintenance fee and sinking fund)

I know my future tenant 'll build me a high tech Msc status A grade ofis on my orchard land.

My plan is to go mid to long term on capital appreciation. Or give it to my son when he gets married (super long term).

Flipper market is gone with tighten loan disbursement n interest rate hike. Rental yield is also not encouraging , if break even is consider good, a little gain would be bonus.

Started to see pillars built in the middle of Jln Cheras with horizontal bars, located in front of Leisure Mall. This is the same construction for MRT station as seen in Tmn Pertama and Midah.
