If you are on the MRR2 from Taman Billion to Connaught, there is a high place right beside the MRR2, having some construction work. The land is being cleared. Guess this is the Uturn flyover. From far ![]() Zoom ![]() |

QUOTE(jiu9999 @ Aug 20 2014, 01:46 PM) Sounds like I am not alone.Last Dec, during signing of loan agreement, I asked the lawyer on duty pertaining when to collect the Stamp duty fee. She said the lawyer firm will call and inform. I guess the time has come for our batch. |

QUOTE(CMW123 @ Aug 20 2014, 05:54 PM) http://www.focusmalaysia.my/Assets/Young-b...n-studios-SoHos Another interesting info...Young buyers not keen on studios, SoHos By Joseph Wong Friday, 15 Aug 2014, 12:11 AM While property developers have become more innovative in creating purportedly affordable studio apartments, small office/home offices (SoHos) and other small residential units, first-home buyers or middle-income earners appear to shun such offerings. Young buyers, it appears, are more discerning than is usually thought, though some put the blame on Bank Negara Malaysia (BNM) and the raising of the real property gains tax (RPGT). Figures from the National Property Information Centre (Napic) show the number of property transactions has declined since 2012, roughly when developers began pushing for more smaller units. In fact, last year’s drop of 10.9% (see table) has not been matched since 1998’s massive 32.3% fall due to the 1997 financial crisis. And industry observers expect this year’s sales to be lower too. “Transaction numbers have dropped because of a tightening in loans [criteria] by the central bank as well as the higher RPGT. These have contributed to more unsold units,” says Malaysia Property Incorporated general manager Veena Loh. Banks are quick to confirm that many loans that would previously have been accepted are now rejected due to BNM’s stringent new criteria, but they cannot explain why buyers are less inclined towards smaller units even though they can afford them. “Some loans were given a lower margin of finance, so instead of 90-100%, some loans are 80% and below; and many first-home buyers are unable to come up with funds to cover the difference,” says a loan officer. According to Napic, the number of property transactions has declined since 2012, roughly when developers began pushing for more smaller units.... Does this imply over supply in SOHO and smaller units to the market? |

http://www.starproperty.my/index.php/artic...for-dbkl-staff/
Picked from the article: “So far, 144 units at Warisan City View, Batu 2 ½ Cheras and nine units at Abdullah Hukum Apartment at Jalan Bangsar will be sold to DBKL staff,” Tengku Adnan said, adding that an additional 630 units had been identified at PPR Pinggiran Bukit Jalil. : The units, which have a build-up area of 750sq m or 770sq m, will be offered at RM140,000 and RM145,000 respectively, with the market price at RM235,000 and RM239,000. Just curious.... Nowadays, can we still get (RM235,000 and RM239,000 for 750sq or 770sq) or (RM305psf to RM320psf) in areas like Warisan City View, Batu 2 ½ Cheras, Jalan Bangsar, Pinggiran Bukit Jalil?? If so, mind to share the project? (After telan, leave some bones for me-la) [Non-bumi units, non-auction units] Sorry for the offtrack... This post has been edited by Jagalat: Aug 20 2014, 06:30 PM |

Weekend sidetrack 2
Random picked points from the article: - 'Mosquito' type (100-350sqft) properties on the way - There are 15-20% new properties while 80% are subsale / second hand properties supplied to the market. 80% of the demand are for the new properties. This has caused new property price difficult to reduce - It is expected there is oversupply of residential properties in apartment and service apartment in coming years. Recommended to avoid buying it. http://property.sinchew.com.my/node/2675 |
