Yes u r actually correct. All disbursements post gst implementation will need to pay gst even if spa stamped before gst

GST is applicable to all billing done after 1 April 2015, not only for projects launched after 1 Apr 2015. For commercial projects like Montena, the developer will pass on the GST to purchasers. Since the project only reaching 2nd floor as of today, there are high chance that all purchasers have to pay 6% GST for the remaining unbilled 70-80% of purchase price.

Btw, the project is suffuring serious delay. Don't think it can be handed over to purchasers as per schedule.

I passed by everyday
It started construct few floors already
But no doubt progress very slow as this was launched 2 years back

A LANDSLIDE occurred near Alam Damai, Cheras, on Wednesday evening and residents in the neighbourhood have expressed concern for their safety.

The incident took place on the construction site for a luxury condominium project located adjacent to Taman Damai Rasa.

A resident who contacted StarMetro said cracks began to appear on the road leading to the construction site about a year ago.

“I noticed that part of the pavement and road on the hill slope had collapsed, leaving a deep rut which had been covered with plastic,” he said.

The resident wanted assurances from the local authority that proper action would be taken to prevent further landslides in the area.

“I hope Kuala Lumpur City Hall (DBKL) will continue to monitor the situation as it affects the safety of residents living in this township,” he added.

When contacted, a spokesman from DBKL’s Enforcement Department confirmed reports of the landslide near Alam Damai.

He said City Hall was alerted by residents who contacted DBKL’s hotline to report the incident.

“We received complaints from residents in Alam Damai, Cheras, at around 7am today and notified our team from the Infrastructure Planning Department to follow-up on the matter,” the spokesman said.

He added that the DBKL team was sent to the scene to assess the situation and investigate the matter.

You will be paying GST for all stage billing issued by developer after 1 April 2015, not on installments.

E.g. Purchased price = RM 500,000
Amount billed todate (no further billing until 1 April 2015) - 20% = RM 100,000
Unbilled amount - RM 400,000

GST payable= 6% x RM 400,000 = RM 24,000

There are some special clauses for existing contracts, which may allow lower GST. Please refer to http://gst.customs.gov.my/en/Pages/default.aspx
