Boss, Not directly to EKC la.
I am simulating a scenario.about nearby area (eg forest reserved etc) turning thumbdown and see how we react .

Another real example is the Bkt Madarina buyers reaction to SUKE.

Noted about land.
Per the article, Ekovest made profit out of long term activity.
They keep the land long enough until market has demand.

- It should be noted that, the price appreciation of the MRT properties only is applicable to those within 500m or equivalent 10 mins of walking distance.

- But, those MRT properties that are too close to MRT stations, may have some price cut, due to noise pollution, traffic congestion etc

- MRT property value depends heavily on developer's execution (not purely on the location)

The author deduced that these investors are not speculators, instead, those truely needing to own a home to stay

- Property prices maybe softened temporary. But in long term, property price bulls.

Same same lah...
After l took a picture of the layout, they never come back.
Anyway l really don't mind if they rearrange the layout as my parking lot is not so near to BlkJ but close to office tower.

The rental psf has dropped in general for the past 7 years.
Wondering what will the rental of EKC be by early 2018.

If using the same rental psf for EKC, the rental is

RM2.93×762sf=RM2,232.66.

Of course, one can argue different area or year, different rental psf

Not sure if Ekovest is using internal resource for EKC project
Is Econpile related to Ekovest?
The Econpile's borad of directors did not spell any "Lim" or 'Wong"...
Wonder if Ekovest holds a stake on Econpile from its IPO in June.

Not by the name, but just to find out if Ekovest uses its own resources.
Ekovest is doing everything using/within its resources for DUKE as claimed by LKC.
Wonder if Ekovest will do the same for EKC....

Can't answer for sure.
I am under the impression, per older threads, we are supposed to pay the 2nd billing by Jul/this month.
But I looked at BlkH and BlkE sites, the piling work has not gone to a stage matching BlkJ.

Based-on the pitcture, at the Blk E turning ramp, the arrows are both showing coming down to B3.
I only refer the picture for the parking lot number.
I would not 100% trust the arrow. sweat.gif

Oh yes, perennial, if I can recall correctly...
Back in mid-70s the Cheras jam was already there, from All St Church to Tmn Pertama roundabout then to Midah/Billion roundabout..

In the early 80s, the jam extended to Connaught and even further.
There came the ramp-road from Tmn Mutiara Barat to Midah. Toll paid but still jam all the way to Midah. Toll abolished.

Then there came East-West Link. Toll paid. Jam all the way to PJ. Toll abolished.
MRR2 built. Traffic not much improved. Jam from Pandan to Midah/Billion roundabout, until today

The jam was getting worse until Kajang.
In 1999, Grand Saga Highway was in operation. You know the story since.
No need to decsribe about the jam at Cheras Sentral.

There is SUKE proposal, but some resident tak suka.

Of all the highways built at Cheras, it did not help in mid-to-long term.
Jam is still there as you have witnessed today.

So, will MRT help? You hve the answer in your mind already.....
