QUOTE(neonikson1 @ Jul 21 2014, 07:05 PM) I think should be ok, it is not a tall slope anyway. The houses on top of the slope is scarier. Understand no property is 100% positiveAgain, no one property (super hard to find one ) is 100% positive without any problem. As long as the pros (selling points) out do the cons. It would be safer if developer will perform some cement work to the slope close to BlkE... This will address the only con item from the list. |

Per a phone conversation with Joe Wong last year, he indicated Ekomall will be in operation while the highrise still under construction. But he did not reveal which blk (s) in construction.
My guess to this strategic move is 1) to generate some profit from Ekomall 2) to compete with nearby malls so that it does not loose the first sip of the soup from MRT connectivity system. |

QUOTE(Jagalat @ Jul 18 2014, 04:39 PM) Just an observation...The developer's name has changed to Ekovest Capital Sdn Bhd. Curious why they did it. http://idaman2.kpkt.gov.my:8888/idv5/98_eH...proj_kod_Fasa=1 The kpkt site does not get reflected...ie using old name Also, let's see if the next draw down payment should be paid to whom. Wonder if they use the same name for EKT. Current the kpkt site did not spell anything about the EKT project. Will wait and see. |

On the bright side, if both EKC and EKT are using the same developer company, any dong-kua-tau-fu happened to EKC, it will impact EKT directly, in terms of financial, reputation etc
So, I deduce that (no shoot me) EKC being the pioneer project will have to be delivered. Also, the chances of abandoning EKC and runaway is relatively low. This post has been edited by Jagalat: Jul 22 2014, 08:12 PM |

As per my observation on Sunday, the LS station has yet been constructed.
In front of EKC, they are building the "n-shape" or "pi-shape" structures to swing the MRT railway in order to joint the railway under the MRR2 highway. To build a station, they need to form some horizontal "braces/holders" and later apply cement work etc.. Examples: These are the pictures taken at Tmn Pertama(Bkt Ria Station) Horizontal "braces/holders" ![]() Build a horizontal platform by applying some cement ![]() Similar construction (ie "braces/holders" + platform) can also be seen in front of Maybank of Tmn Midah(Bkt Mewah Station) This post has been edited by Jagalat: Jul 23 2014, 12:08 PM |

QUOTE(atrocitines @ Jul 25 2014, 01:12 AM) Anymore leftover? Per the sales chart of Nanyang property fair lase weekend: - BlkJ & H only big units(>1 room). Can't recall the unit number. - Studio of BlkE also fully booked. But they still have some single-room units. Noticed that you are asking the similar question in other threads. The developer has outsourced to property agents to sell. In case you did not receive PM, pls turn a few earlier pages of this thread. As for the price, they addressed it in the PM. Let us know your decision (if any). Good luck. |

QUOTE(unconnected @ Jul 25 2014, 11:38 PM) As far as I can recall in 5 years back. There is a powerful thunder storm in cheras. Hmm.. That was my concern too...Cheras autocity is one of the area that strike by massive flood. Just wondering do developer know this issue or not. If they didn't rectify this problem, bye bye to our cars.. Hope they address it... https://forum.lowyat.net/topic/3021334/+1383 This post has been edited by Jagalat: Jul 26 2014, 12:13 AM |

QUOTE(restful increase @ Jul 26 2014, 11:02 AM) But is our carpark elevated or dug below the ground. If elevated then flooding should not b an issue. From paper, the parking places are underground. https://forum.lowyat.net/topic/3021334/+882 I personally would prefer it to be elevated. |

QUOTE(unconnected @ Jul 26 2014, 04:09 PM) just sign S&P Sorry to hear that. guess what, the unit i bought was told facing the main road and its morning sun. when i go and sign today, saw the unit i booked actually facing billion, afternoon sun. hot hot hot! Developer give wrong info to the agent What the hell... You actually have the right not to sign SnP. Perhaps your BlkE unit number will reflect the orientation. If your unit number is 6 then it is facing west. If your unit number is either 5 or 7, then one of your windows is facing west. The bright side is that, if your unit is lower than Tmn Billion, then the unit is shaded partially from evening sun by the slope. If your unit is taller than Tmn Billion, you get to view the beautiful KLCC twin towers after sunset. This post has been edited by Jagalat: Jul 26 2014, 03:37 PM |

QUOTE(unconnected @ Jul 26 2014, 04:32 PM) It's facing west. Developer agent confirmed but not the property agent as they received wrong info from the developer. A major mistake! The bright side for unit number 5 is that, if your unit is lower than Tmn Billion, then the unit is shaded partially from evening sun by the slope. My concern: 1) Just wondering will the afternoon sun shine direct into the unit? 2) Cemetery view anyway my carpark space is in B2 as well, near to the ram (B2 to B1 ram) Developer didnt give a letter stating about the free accessories: eg: aircond and etc.. they promise will send me 1 copy later. If your unit is taller than Tmn Billion(most likely this case as your parking layer hints), you get to view the beautiful KLCC twin towers after sunset. May view Kuari cemetery at an angle. For unit number 6, ie studio, for low floor the church slope provides some shade too. For high floor, hope the wind transfers the heat away. If l have a unit like this, l will plan to have my window tinted. My parking lot is at B3. I have more worry. |

Once we have the Level 3 built, we will get a clearer picture of sun orientation.
I will goto Tmn Billion to "enjoy my sunset view " This post has been edited by Jagalat: Jul 26 2014, 04:19 PM |
