From investing point of view, this not good. For own stay, if got choice, for sure you also wont prefer cemetary view.

Yes l will choose to avoid if there is a chance.
If l couldn't then l will learn to get used to it.

Just my opinion, there are two sides of a coin.
Agree at the disadvantages above.

The other side of view is that, the traditional ethnic cemetery eg Kwongtong cemetery does provide justification to KL history.
It is a reference for archeology study to sustain the truth of KL history.

Back in the 1990-2000s, the Kwongtong cemetery at Sg Besi was suggested be dugged and cleared for development. Imagine the bones of Yap Ah Loy and its generation were removed from the cemetery, where else that KL history has its anchor reference?

The previous generation who have been thru a hard life and finally laid to rest, are still contributing to sustain KL history.

These types of traditional cemeteries are just a few left in KL area and had been taken over by the commercial based cemeteries.

By thinking from this angle, it helps me to feel better.

Side track: The author believed the KL properties will rise after a series of enablers (eg Greater KL, HSR etc).

With underground basement until B3 and covering such a large area, it should be a big job and more than just digging holes...they even need to manage the earth dug out

When I passed-by last Sunday evening along Jln Cheras, I observed them doing installing a pile right behind the fence at EKC.
The only thing I am not sure is whether the pile is meant for the office block(EKC) or for the MRT...

i suspect those are piles to act as retaining wall, know as CBP(continuous bored piles).
*
Thx...
Then this makes sense... the piles are placed at the edge just adjacent to Jln Cheras ....

Just to illustrate my imagination, here is an image of superimposing EKC project on the exisitng Tmn Mutiara Barat.
Assumption: the using Jalan Mutiara Barat as the divider between BlkJ and BlkH.
(P/S: I do not have photoshop nor the skill to edit images until those Transformers, Gozzila nor animals showing up in front of Berjaya Time Square)

Is it true that EKC buyers of this thread are buying with cash or with a minimum loan margin??
Or EKC is not a high-end residential property??

Actually i was also wondering who will be renting a soho 762sf for rm2.3 -2.5K, so small, if want to use for living, can only stay 1 person or the most 2 person, even that not so convenient because there is no room.
if want to use for office, there is ample office space with is larger than this at this price!
*
What if a mall under the building and with MRT station, would the rental price doable to entrepreneurs that use it for both office and home?

It would be the same or around 2k.fyi Pertama five years rental stagnant
*
This is actually not a bad news to EKC studio 59x sf(but semi furnished), size very close to Pertama.
With RM450k(mid floor), 10% DP, tenure 35 years, using 4.45% interest, the installment is RM1,904.
Maintenance fee ~RM200.

Exactly...EKC high end...
According to the author, buyers buy with cash or with a minimum loan margin.
Just curious if our EKC buyers of the thread are cash buyers or with low loan margin...
(Me 90% loan leh)

Always very curious why the Block N/Hotel is partially blocked by the SOHO block. Worse still, sharp corners of the SOHO block are pointing at the Block N

There is enough space between the SOHO Block and Block E to fit in the whole Block N, right?
*
Yes....There is enough space(the green slope) between the BlkH and BlkE to fit in the whole BlkN.
Infact, from the model displayed at Ekovest sales gallery, the green slope is just there and not utilized.

It is also unclear to me as to why developer did not utilize that slope.
Owner(Church/Convent?) not selling?
Save money vs more cost to purchase that piece of slope?

That green slope is a church land and EKC did attempt to buy over the land but it wasn't for sale.
*
Thanks for the answer.

With the green slope remains there, BlkN(north facing units) and BlkE(west facing units) will see green.

Hope the slope shades from evening sun for the low units of BlkE.

This picture was taken two days ago (3-5pm) at the entrance of Cheras Sentral. Not all stores were opened. Some amount of visitors.
Not really bad for a restart. Hope it lasts.

Is this your favourite mall at cheras now?
*
Not yet.
Just be there to observe how well CS is doing.
F&B is on track.

Noticed also there is also a Wong Kok CharChangTeng at CS.
Wonder if the Wong Kok at Leisure Mall still there.
