Another new proejct at Old Klang Road. Nowadays Old Klang Road really full with condo. Anyone where is the location of this project?

Should be the one beside Petalz or somewhere around there.

This project will be connected to Petaling KTM station. The building will be next to NPE. Accessibility to the site is pretty alright. Expected to be 600-700 psf.

Without considering the reputation and the track records of the developer , this one is better coz not too close to npe but closer to ktm petaling . Petalz mid valey view will block by this project .

For me it's reasonable to start at rm600psf. Sales agent can direct compare the price with petalz 600psf, verve 1100psf, 9seputeh rm800psf. This will make people think it's cheap and place their booking.

At one glance RM550psf seems okay but in the long run 1 car park not enuf (then ask u buy 1 car park for Rm30K) renovation when VP will increase (assume 10% inflation p.a RM30K reno now would cost you RM40k or more in 3 years time), etc etc........... And i dont think they will launch RM550psf....

If Sands 1 car park, no furnishing, etc etc.... even RM550psf i would think twice. IF they able to provide slight better offer than Petalz, i might consider.

There will be soft launch END of June. Heard from my friend, the selling price for smallest unit is RM610 psf. What do you think? Is this a good price to buy?

if 610 psf comes with furnishing plus 2 CP..
quite reasonable price....albeit the location abit deep in.. But give to the easy access to NPE and OKR as well as KTM... so still acceptable.

I called the developer company. They said there is no any launch on 12 & 13 July but they are preparing for a private preview with invitation some time on July. I registered myself so that i can be invited. Whoever want to get this invitation i suggest that you register asap.

The surrounding location is like so-so only although it's close to the KTM station. Waiting to get more info from the SA as I heard the price is 600++. Will wait for the final price but anything above 600 without kitchen cabinet/aircond is not worth it.

600psf still consider ok la as of today's price and location wise it is still arguably OKR. One thing I don't like is the east west facing which make the choice harder.

yes 600 is ok but the price is 600 ish(still unsure) with small units being more exapnsive on a psf basis. Apparently u can get the full price from the sales office.

Good point. the surroundings are bad ... nevertheless, LRT's are ALOT more noisier than KTM's... Despite my building being 30-40m away and 35 floors above the LRT track, i can still hear the LRT coming from quite a distance.

Pretty sure the preview is next weekend.. Called in but they didn't wanna divulge any details. 640 should be before discount. How much is d psf price for d smallest unit. one side is facing the highway plus OKR while the other is facing pool/facilities/ktm track plus gasing hills

not bad project but the surroundings suck.. haha petalz surroundings also suck but got 4 condo's coming up. but location is close to the KTM(3 stops from KL sentral) and abit to close to the NPE

I went to the site via NPE . Not too bad easy access. Near KTM as well with huge car parks area. I heard 15mins to KL Sentral. If price around $650 i will buy because I research around old klang road. This price is reasonable. If 3 years down the road I am sure the surrounding will improve because populations from this condo and petaz will increase a lot to support more business for the shops

The new 6-coach KTM isn't bad.. frequency is 12-15 mins during peak hours and it's ALOT more silent than the LRT. it's less than 15 mins to KL Sentral.. more like 12 mins.

In the future , there will be a stop in Eco City (confirmed as the name is already on the KTM), hence accessibility to Mid Valley n Bangsar via covered walkways will be great.

ya faster tell where is the show unit.
I went to orionluck office on this tues,public holiday so closed. U can find address at their website ie. Jln 5/109f taman danau desa. Next to watson only,go to 1st floor.
Already got 1 big poster on staircase showing exterior design of dsands building. Showunit likely here.
scared also developer will abandon proj or not.

Their d'prestij phase 1 24 units almost complete..
phase 2 got 38 units semi-d only. Not a big proj. Phase 2 just launched this yr. With d'sands they will hv 2 projs launching this year. Want to runaway also good timing...joking.
To be fair,someone can check developer's financial strength with ssm by asking for latest audited accounts. If never file audited ac recently,also 1 indicator of problem in the co. It will tell many things.

DD is what? Due diligence?
from my experience in buying an apartm 9 yrs ago,there's one developer(subsidiary of a listed co developer) only do ac in one short once a year. Their ac filed at ssm is not up todate. So I think banks also not strict enough to developers.

I watched the video too. Looks luxury especially the water feature at main entrance with luxury cars.
But all these are not written in SPA, so it's up to buyers to trust.

Book one today after calculated is RM 610 psf depend on which floor u book. I take the 1048sqft level 16

the main reason why i book one is because surrounding area all selling higher then this price for new launching + developer is taking pride on their project. I can;t ensure what type of material they are using but for sure they need to stand hold for their reputation else is hard to compete with the big boys.

package come with ( free kitchen cabinet + hood + hob + island + every room laminated flooring ). Limitation with only free one car park, if u wanto purchase another car park u need pay RM 25k cash or u can factor into the loan )

Maintenance = 0.30psf including sinking fund

Bro, the price already deducted the rebate ? 868 sqft (2 rooms + 1 free car park) . People buying this mainly aiming for investment i believe cause of the KTM train, i heard the sales rep was telling 3 stop to Midvalley and less then 5 minutes walk to the station via their special passageway. OKR already congested with alot of suppy, that another key factor we should consider. How much rental yield we can generate upon completion in 3 years time, and what other advantage do we have here compare with other.

yes this is just 3 stops to Eco City (connect to MV). i think the price is after rebate..

Do note that KTMs only come 15 mins once but I feel this condo is worth it if compared with some recent launches..

1) Saville Residences, Old klang Road = RM 2100
2) Tiara Mutiara Condominium, Old Klang Road = RM 2000
3) Residence 8, old klang road oug p/p 4r4b = RM 2300 - RM 2500
4) The Scott Garden SOHO,Old Klang Road,KL = RM 2000

We r talking about the rental in 3 yrs time. It might sound ridiculous in paying such high rent without buying one for own. But still, it sometime depend on our luck as well.

if you pay a visit to bangsar project of theirs, D9. workmanship is pretty good.

Although the facilities and concept is one notch below Petalz, but it is of cheaper pricing and direct access to KTM.

Only thing I don't like is their layout for 2 rooms unit.

actually 3 rooms is better than 2 rooms, easy to sell off and easy rent out, rite? and in terms of pricing, it is not much different for 3 rooms unit

Yes confirmed 100% my friend said if u take the KTM u can see the stop in the train they jus cover up with sticker oni. U mus take d new train la.. Eco city can hop over to LRT also if u see KLECs masterplan

In my opinion, If compare with Petalz, I would think this is a better buy. Nearer to KTM, not so close to NPE (except the type C), better accessibility (no need to turn at the big traffic light to Jalan Gasing/PJ).

However, i still think the price still on the high side. Furthermore, it is a tuff competition with Pantai Sentral Park as there will be many units to be rented out.

Same around or bfore 5pm before we visit Residency V sales gallery.
impossible. All 3 floors from stairs are blackout. We even use smartphone torchlight to go all the way up.

I heard from agent 70% sold. Remaining are reserved for official launching.
So far more than 50% buyers are to stay and mostly are families. Heard that young adults or students prefer petals because the concept like Scott garden.
Low density and proximity to ktm station are really the top 2 deciding factors for me.

Price about rm650 psf now.

Visited the sales gallery and overall masterplan and layout are quite good. Guess 1048 sf would be the best selling or the 868sf. Feel like it's quite a good buy at 620psf+++

I don't think there will be any development there, as already occupied by those old shop.
I m more interested to know what is the future development in the empty land next to Petalz, and why Petalz swimming pool choose to face this direction instead of BHP direction..

Usually if the bank only offers 85%, tht means maybe they don't value/support the developers price. Not a very good sign for u guys if the bank can't offer 90%.

wrong concept for the new buyer,

For new property, you are not paying one shot payment to buy the house,

it base on progressive payment, so when the bank release payment already pass 31/3/2014,

if you property will tax by GST, you also have to pay it

unless you buying sub-sale and proceed before 31/3/2014

Perhaps is a good buy but I 1 thing i dont like about the 730sf is the design of the 1 toilets accessible only from the rooms. So imagine there is a visitor to your house and they need to use the washroom and they will have to walk through your bedroom brows.gif

perhaps people really want walking distance to KTM lo, Petalz and Citizen seem a bit far in my opinion.

IF in the future the proposed MRT really in okr, heard it will be in front of the stadium there, still walking distance I guess smile.gif

Haha... I not sure bout KTM service, currently I took LRT to work laugh.gif

but 1 thing for sure, resident from Dsand don't need to drive to KTM station thumbup.gif
and I heard the parking at KTM is free as well, means you can park your 2nd or 3rd car at KTM, no need to buy another parking lot. whistling.gif

As i know, Dsand will make a back door gate directly link to ktm parking there but only for Dsand residents, you can check their website for more details.

As for Petalz, too bad they need to walk in front of Dsand in order to reach KTM.

You can walk there (green line) and there is a door at the end of the road to enable ppl to enter the KTM station. But that straight road is really scary, i dont think its safe to walk there. better walk pass by highway rather than the back street.

I think if car loss is still acceptable. Not sure the situation of the car park there. IMHO, the worst part is u may be hijacked together with the car... safety is still the main concern..

heard that after the Eco city complete, there will be a "new KTM station" nearby LRT Abdullah Hukum for passenger to drop at Eco city.
from Eco city there will be a linked bridge to go Midvalley.

therefore, you still can take the same KTM "straight" to Midvalley in the future. no need change already.

I wanted to go Citizen office to take a peek also geh, maybe this weekend?
I had booked for a unit in Dsand but now I heard almost fully sold out as well.

Bro Jinsailoo went to developer office before, maybe can seek his advice too whether the 12% package is attractive or not. IMO definitely don't take the 16% BARE unit tongue.gif

but Citizen SA seem talked differently about the pricing which make me very confuse, like jinsailoo said, better go developer office dulu lo...

Proposed Station is called Station Kampung Pasir, which was speculated to be build nearby LCW Sport Arena;

I believe from Dsand, it's around 500-600m with less than 10mins walking hmm.gif

I chose the 868sq.ft. unit considering the fact that having two washrooms in the unit is essential lol.... I just visited Orionluck few days ago and found that 868sq.ft. units are mostly sold out, left the 1,+++sq.ft. and high floor.... in fact, I thought of switching to bigger unit, but considering the inconvenience to various parties, i decided to stick to my initial choice of Type D... smile.gif

is depends on every individual,right now the economy so bad if anyone buying for investment the 730sq.ft is a good choice cause is below 450k when i bought it(now i dunno),so the rental also is enough to cover my monthly installment which is not even 2k,
for unit with 2 bathroom,if for own stay yea is important but if for investment, why pay extra 50k just for a bathroom? and if u look at the drawing the master bed room is connected to the toilet, but the other room is not,so basically different people different thinking, the economy is so bad n lots of loan rejected, so the lower and middle class people will go for cheaper rent. if your looking for higher class people i doubt they be choosing d'sands to stay.
furthermore how much can we rent out if we buy a 500k n above property, i rather choose the smallest n rent it out then buy another different property, that where i diversified it, rather putting all my egg into 1 basket.

Yeahh !! I chose 868sf as well tongue.gif
I prefer 2 bathroom...so happy I m able to grab one of Type D because it's almost sold out !! ^﹏^
