Book one today after calculated is RM 610 psf depend on which floor u book. I take the 1048sqft level 16

the main reason why i book one is because surrounding area all selling higher then this price for new launching + developer is taking pride on their project. I can;t ensure what type of material they are using but for sure they need to stand hold for their reputation else is hard to compete with the big boys.

package come with ( free kitchen cabinet + hood + hob + island + every room laminated flooring ). Limitation with only free one car park, if u wanto purchase another car park u need pay RM 25k cash or u can factor into the loan )

Maintenance = 0.30psf including sinking fund

Bro, the price already deducted the rebate ? 868 sqft (2 rooms + 1 free car park) . People buying this mainly aiming for investment i believe cause of the KTM train, i heard the sales rep was telling 3 stop to Midvalley and less then 5 minutes walk to the station via their special passageway. OKR already congested with alot of suppy, that another key factor we should consider. How much rental yield we can generate upon completion in 3 years time, and what other advantage do we have here compare with other.

Bro, along OKR and from my research depend on how to furnish your house. The rental can fetch up 2k above as for today.

1) Saville Residences, Old klang Road = RM 2100
2) Tiara Mutiara Condominium, Old Klang Road = RM 2000
3) Residence 8, old klang road oug p/p 4r4b = RM 2300 - RM 2500
4) The Scott Garden SOHO,Old Klang Road,KL = RM 2000

We r talking about the rental in 3 yrs time. It might sound ridiculous in paying such high rent without buying one for own. But still, it sometime depend on our luck as well.

From my two cent worth, i think this property is worth to flip rather then aiming for high rental yield.

All, what u think if this is the first apartment from the developer, do u think they will upkeep their reputation and branding themselves to compete with the rest in OKR ? or they just simply wanto come in and take a sip while the soup is hot.

heard from sales agent that developer going to increase the price to +5% due to they sold more then half of total 365 units.
