Srry I meant not as prominent as OSK/Huayang/MCT. They may have been here for 25 years but they aren't making waves. So they are an average developer la, moreover I don't like their style of hiring many agents. I rmbr calling them and the agent was like u MUST come to my office in Kota damansara we have a special deal bla bla..pushy asking for my number (cos my num can't be tracked)

yes. 1 big room smack 2x bunker bed so 4 pax can fit in. smaller room fit with 1x bunker bed so 2 pax can fit in. total 6 pax students and on average 200 bucks per pax. why not.

Pros

1. Peaceful and green surroundings with no condo nearby (NOT near to the highway, place of worship etc)
2. Integrated with AEON shah alam (undercon), Tesco, pasar tani/bazaar ramadhan, FnB/retail shops.. ALL walking distance
3. Good facilities n good developer (refer to the progress of Mirage by the Lake, atria and the hotly debated Pangaea)
4. LRT in Section 13 
5. MSU n KDU (for rental la although KDU is far)

Cons

1. Near the stadium n pasar tani/ramadhan (potential noise/jam once in a while n sunday for pasar)
2. Buying now might be slightly steep with low floors taken up d (OSK premium attached to the prop d)
3. FnB options doesn't cater to the Chinese n Indian community (or at least not yet as it's a malay area) So u or ur tenant better like Mamak n Malay food.

boss... i think FnB a bit misunderstood la. yes, the shop behind tesco offered mostly on Halal Mamak restaurant. but if you drive to glenmarie industrial area, u will find lots of chinese food (non-halal) such as chap-fan (eco rice), curry noodles and etc.

i think 600 plus.. i think 650k.. u better call them n ask.. 3 cp, 3+1 room and corner units so the one near the pool will have a good view of the pool

i wonder what will happen after 19 Oct as preview is until 19 Oct
after that maybe back to boardroom and see which one cannot sell and reduce price haha

when I analyze OSK strategy, they won't reduce price all.. u see pangaea also not fully sold.. they will go to roadshows from here until there.. if got free makan then can see u lorr

My advice to OSK!
they should cut down on the big billboards and all and reduce the price by 5%.. sure sell out by now d..
and they should have kept AEON view cheaper than stadium by a few k.. now AEON view price UP d can't go DOWN back haha.. AEON view gona face reall difficulties clearing as u will be facing the rooftop carpark of AEON(covered thought)

High floor for stadium will have a portion of the golf course n Shah alam's beauty n greenery..

Boss, I doubt so la... AEON already started and Emira haven't start.. usually shopping mall 2-2.5 years can finish d right?

Aeon started in July this year so I expect it to be ready by Dec 2016 and have most tenants in by maybe apr/may 2017?

Shopping mall usually faster to build than condo right?

this osk playing with price.. suka2 increase price. now when they open to public they will goreng somemore using the lrt keyword.

haha.. no problem. just sharing info only. yea, i think 7 mins drive. the chinese food is nice. i sometimes go there makan BBQ rice (char siew fan). the curry noodle also not bad in 1 of the restaurant there. but 1 issue.... during evening time, those restaurant are mostly closed.

most likely price won't reduce. but package change. price will increase further up to give some happy news to pre-launch buyer. at the same time, introduce more discount package and Fully Furnish packages. rclxms.gif just my opinion.

How is the sales take up rate at emira compare to metia and surrounding condo under construction?

As for the LRT route.. Did look at goggle maps for possible alignment.. Front of emira is the higher chances to be build as alignment from glennmarie to section 14 fit in nicely. With Aeon as a crowd puller, the chances increase.
