i wonder how many units up for sale after deducting previous owners.

from platinum to maisson.
how come maisson's name sounds like a gamuda project leh?

anyway, i wonder what will be their anticipated completion date?
they would have the speed advantage compared to other developments such as aragreen or h20.

Wonder how is the foundation of the structure would be after being left naked for years. Didn't seem like they are tearing a lot of things from the picture. I wonder how much more the existing buyer would top up to secure their unit else would float in market as Maisson.

I follow this project since 2003.

It was a no money down purchase.

The 10% downpayment would be deferred that was supposed to be paid by its GRR.

Lots of history

Contentious issue regarding the land.

I won't touch anything here.

Yeah, i was there last weekend. Not release to sell to "outsiders". Only for existing customer from previous project (eg Sanderson) or platinum damansara old buyers.

Price ranging from 700 to 800psf. Some 13xx sqft ones already hitting 1 mil *yikes*. All in all, about 1000+ units for a 9+ acre.

I've personally been to the showroom, and I'm friends with the guy that did the advertising project for Maisson. Well, if you must know, the previous developer had some monetary issues and then went off grid. Newfields, the current developer overlooking the rebuilding of Maisson is a reputable one as they've successfully developed and sold The Sanderson, Serdang and Puchong Gateway.

Their term, "bringing traditions back to life," is to attract a community living like how we use to back in our younger days. Think "borrowing kicap" from your neighbour or sharing a jar of cookies. Their also incorporating a modern rustic feel to the property.

Their show gallery should be self explanatory.

Surprisingly is about rm650 psf, all 500sf was sold, left bigger unit 625 and 850 and 1020 and so on, compare by nearby h2o and ara green, the psf is cheaper.

The picture is really nice and comfort. I think reason of being cheap the price is its an abandon project. So worry about the structure etc. Anyway good for investor to buy cheap and sell high later. Only those who not sure about its history might stay there

Which unit are you look at your preferable unit? which block?

For 1020sqft the utility room is so small.. still consider 2 bedroom la.

SPA is expected to be ready for signing by the 15th Apr. So buyer needs to get their loan approved before that.

Looking at this project, almost half of the units were already taken by existing platinum buyers and they've confirmed to top up to have it revived. That also means these buyers most likely do not have any plans to move into Maisson since they've probably having a place to stay already while waiting 10 years. In summary, it looks like an investor heavy project. But then again, which project isn't....

Any one went to the launch? Any updates?
I see the surrounding is good, bungalow and semi d, good to stay if traffic is not a problem.
Not sure the internal, got to trust the engineer doing a good job,
IMO, I believe the over exposure of sun light and erosion of rain over so many years would have taken
some tolls on some of the cement works, may leave some gaps.
Will know few years down the road.
I think the future LRT and MRT stations are too far to compete with others in AD and KD, sad.gif

This project nearer to the escape through the road to Tropicana and the famous tunnel, but can be jam also

About traffic flow from Massion to Eve Suite, it is going to be massive jam when the Eve Suite and LRT station are completed. The nearest way to go out from that area is via the tunnel exit to Tmn Mas. This tunnel for exit. To go to Ara D'sara from LDP, it has to go through the tunnel are the FAS tunnel. I stay at Crimson during my weekdays. Is not really walking distance from Maisson to Kelana Jaya Depot(next to eve suite). Unless you think walking 1-2 km is fine for you.

Weekday traffic during peak hours is very very hectic at Subang airport exit/ Tropicana exit & LDP exit.

Even without eve suite/pacific/verde/H20/Ara Green tenants moving in yet. I cant imagine in 5 years time, what will the traffic be like!

yeah, thats why i bought crimson with my limited budget 5 years ago, at that time the govt haven't announce the putra line extention yet (got lucky i guess). I do hope, the station will start running soon, so i dont have to drive to work everyday.
But do you think with so many condo projects happening around ara damansara, even with the station nearby, the traffic will ease up?
Anyway, traffic will increase no matter what. Just live with it la.

It was sold out last week during the launch for L11 and below, block I to IV. But block V is still available when I was there. RM0.30 per sf.

I guess for traffic issue, it seems like no difference everywhere within Klang Valley. So, it is the location for nearby amenities that I will be looking at. Groceries, schools, eateries, hospitals, petrol stations will be the core for a family. My only concern would be the shop lots next to Maisson, which are mostly unoccupied and do not seem to be well maintained. Unlike Aman Suria area, which is more in business though not 100% occupied.

I booked my unit in March todate no news about signing the SPA. Apparently if one wants to pll out, the entire RM 8K will be forfeited. Dont think its reasonable.

Eve is freehold. Directly linked to the upcoming LRT station. Fully furnished. Should be easily rent-able once LRT is up.

I would say Maisson is for own stay. For investment, you have internal of 1000+ units to compete against, let alone compete outside. So it is not exactly "lower dense" if you hit that 1000 mark.

It might be peaceful now, but with the whole string of VP coming up later (verde, ara green, pacific place, h2o, oasis (the other side), nova, The Potpourri), the inner road will have a hard time keeping with traffic. Its getting bad even today.

yes, i've stressed that point too in my earlier post. Hence i skipped this one knowing that they can lay better pricing card if they were to flip (as they pay lower psf top up) compared to new buyers.

If they were to rent, existing / previous buyers could command better and more attractive rental pricing (due to smaller mortgage) compared with newer buyers. So internal competition is already put in place.

So, if you want to buy for investment, how to compete with those purchasers (about 55% of the projects) with the new price is about RM 700 psf??

Think existing buyers would have to sell more than RM 700psf because they have been servicing interests for the abandoned project for the last 8 year or more. Agree that they have more margin to play with compared to those who bought recently like me. Location wise - very good because its the closest to Tropicana which is leasehold. One thing I am not happy the developer is they will forfeit the full sum of RM 8K for pulling out if we cannot show proof the loan has been rejected twice and that too they will forfeit RM 500. Such unfair practice can and should be challenged in the Housing Tribunal.

What i like high ceiling.

A long list.... here are some of them that i dont like

Very small main door

Although Most of the defects can be fixed either change or touch up, but if they do put in effort to control the quality it will save house buyer a lot of time because do need to have long defect list.

but the wall and ceiling not even.. ..i am not sure how to fix that

The toilet has this big window that your next door neighbour can see the bath tub and another can see the shower are.....

I went to my friend's SS2 terrace house, he has a high ceiling master bedroom.
It seems to be quite cooling without air cond.
Not sure how much extra air cond required if he will do cool the room to certain temp.

visited today...cheapeast as far i recall about 700k++ 1020 sf.. price per sf seems reasoanble and its freehold.. they even giving out free kitchen cabinet, hood and hob. the tiles they use seems quite good quality.

the only concern is the abandon building so many years.. who knows any drug addict hid and stay there 'forever'? and about safety issue accident anyone really mind to share?

nearly 80% of the unit sold..left all big unit

How do you define potpourri as benz? Is it merely just because a SHC project?

I've seen the quality of BU9... not impressive at all, the design also not good

i bought a 850sqft unit at block 1 19th floor. was surprised to get a call from my SA to inform me that i will be getting free loan legal fee as well as i bought it before the official launch. anyways, got all my documents signed. now pending for it to be stamped and processed.

reason why i bought this property?

1. near my parents place in KD. 7km away.
2. i like AD as a township.
3. freehold.
4. strategic location.

my only concern is the building structure. i hope they have done a thorough check and have met all required compliance to declare it safe. but if it's fated that i will pass away from the building collapsing, then i would like to tell my family i love them very much and i hope that they will have a good life with my insurance claims. ghosts are the least of my worries.

SHC has many brothers' groups.
BU 9 is developed by the Tan Sri (just passed away in May) who also owned 1U, 1wolrd, plaza IBM/KPMG, BU landed.
Potpourri is owned by the brother group who developed uptown damansara.
Having said "own" I must also qualify that as I understand correctly, they have each other share
but one have bigger control over another brother in their respective project / company.
I am not in their family, I could be wrong.

IMO, Potpoorri, if you don't mind leasehold.
Maisson has so many what if.. see all the comments / feedback above from other Sifu.

Potpourri is very high density. building blocks r so close to each other & leave not much space for common area. Even in between blocks there r bridge units. Tell the SA to lift up the 2 final blocks on the building model. All u hv to do is try very hard to peep through the buildings and see for urself.

Maisson on d other hand is more generous with space. Overall airier & not so high in density. Feels more exclusive, esp those facing Tropicana. Also it isnt surrounded by other tall buildings. 12' ceiling is great too.

Yup the density drives by able to offer more floors per sqfeet

Maisson has a lot of small units 500sq feet. Basically that drives up the units too.

What about Potpourri ? I will drop by to have a look this weeekend.

In brief, the project got abandoned after about 50% completed.
and 7-8 years later (if I remember correctly), it got revived.
The new developer just started doing re-launching about May this year.
Still have plenty of units.
Don't sapu all, leave some for others. biggrin.gif

Just viewed the place. Block 5 ground floor unit 1035 sqft+215 sqft (garden) comes in at 977k . after 8% disc it will be 899 K....making it about 712 per sqft. Thats a premium price bro.

Feel that whats good about Blk 5 is that it was originally an office block with 12 foot ceiling.... and with that one could easily knock down the walls for reno . However downside is that a few cross beams and pillars as per the showroom.

This is misleading information. There are cheaper units available

I was there this afternoon, there's still 1035sqft (2r+1) with list price of 771k and after 8% rebate is around 711k.

There's also 1200+ sqft (3r) after discount 855k

I am more concern about the bricks and the structure, because it has been left without cement plastering for more than 10 years..

Block V about 70% sold, SA recommended block V 900sf at 740K.
SA main selling points were: 11+ft ceiling and less units per floor, versus other 10ft and higher dense.
But more expensive than other blocks.

you can see as of today many empty lots although some claims to be change some of the tenants
the only plus is the nearby lrt under construction

Not sure 25% on old price or new price.

you meant those owners during the earlier stage (prior to project being abandoned) were told to pay more now after project is revived and change their original SPA pricing? wow. is this normal? how can it be? the original owners should be entitled to their original purchased price, no? only those buying now is buying at current price. is it not this way? rclxub.gif

They need to top up certain % but the total is still lower than the current selling price....it is win win for all. Developer get some subsidy from old purchasers to revive the project and recover profit from new purchasers while old purchasers have their units revived

Has anyone managed to step inside the construction side and take a look on the project? To compare land size to unit density, Maisson has the lowest units per acre in current project in ara damansara. What I found is the layout is a bit old and less dynamic use of space. I personally took the 675sf as investment, and I think the size can fit in another small room.. Oh well, you get what you paid for. H2O has a very good proposition for its 750sf unit but questionable contractor developer

I bought a unit there early 2014. Block 4. 1300sf.
8% rebate. 2 Car parks.

Went there again at to check out the promo during 2014 raya time.
Promo was 8% rebate + 3 carparks + RM30,000 cash back + 1 year free maintenance + freebies.

I was so upset. Asked the developer if they can give me at least another carpark if managed to get a buyer for them. The gay guy from the developer side said everything can be discussed if I can get them a buyer for them.

I get my friend to buy it. And a day after the deal is signed. The gay guy said I have to sell two more units to be entitled for the additional carpark. Tell me that after my friend signed the unit? Why not say 20 units more? All they can give is referral fee. I did not try hard to get buyer becos of the referral fee. That is why i ASKED BEFORE I GET THEM BUYER. Damn pissed. Went to the management office and met the Marketing Director, Michelle Won. I was very pissed as they did not offer any apology and only being defensive. Also she said I can negotiate, but depends on how I talk to her. Damn. Want me to kiss her ass?

Anyway.. finally I give up negotiating as they have no intention to negotiate anything that is equivalent to a carpark which I was expecting before I refer my fren to buy it. End up, they gave me 1 year free maintenance and the referral fee. And top up 1500 for me. Although its not what I expected and still felt being cheated, and bullied with their arrogance, I accepted it.

But when I finally got the referral fee of 3k. I asked them where is the other 1.5k, they claimed no such thing. and start forcing false statement on me. Saying that I have agreed to things I have never agreed before.

3k referral fee is what everyone should get. I dont have to go to their office to fight for it. The final deal was suppose to be:
3k referral fee + 1 year free maintenance + 1500 which they transfer from 1+1 friendship program.

You might want to check again the fact. I dont know about the friendship program until the day I met you and Michelle in the office.

Its really not much money, I just want to feel good about my purchase of the unit. in the end it was negotiation in bad faith by the developer. And finally even when i accepted the crappy deal, they are able to even deny the crappy deal. Too much! Disgraceful developer.

it's like marketing being sub to newfields. Better to deal black and white with all sub agent as the promo pack keeps on changing....also sometimes not being briefed correctly from management to the team

when you first bought in early 2014, what was your purchase price?

then subsequently, during the raya 2014 time, what was the purchase price again? for a similar unit like yours. did the price raised? if yes, you have already enjoyed a lower priced property compared to those who came a bit late.

but, their promotion kept changing from time to time la. i got mine with 30k rebates and 3 parking too.... but i bought mine so much later, i'm sure the price revised already. so.........

Bought mine at 890k. With 8% rebate. Unit was sold out. So I cant compare. My friend bought the unit in block 5 which priced the same when I first see it.

Anyway, thats not the point.

The reason why I am upset is because, I told them I felt uncomfortable as a buyer that the offer was better than mine. So I asked if I get a buyer for them, can I get the same offer to be given to me. At least an extra carpark.
Then the gay dude from newfields said exactly this "EVERYTHING CAN BE DISCUSSED IF YOU GET US BUYER".

Well, I tried hard convincing my frens that it is a nice place to stay. And as soon as my friend sign it, the gay dude said I have to sell two more units to be entitled for the carpark.

Long story short. There was no apology and only he was being defensive as if he had said something wrong. I went to the office. The marketing director was arrogant. Ended discussion with a free maintenance and extra 1500 from friend referral program on top of the referral fee that was signed earlier that day. Signed the voucher. Now they are just denying the existence of it. And reversing the stories, which I have no idea where he came up with such story. Even show him proof with document that he is talking nonsense and yet he just force the false statement through. The fact is presented in black and white with DATE for god sake!!

Its not about the money. Its about how arrogant they are and denying the fact outright, even the documents show otherwise. Lack of integrity and honour.

Just wondering what was the launch price per sq ft for Studio (500sq ft) and 1-bedroom (675sq ft)?

I was told RM800 per sq ft, RM400k for the Studio & RM540k for the 1-bedroom. What do you think of the price..too high? Thanks!

So far my owners are quite positive one.. Of course got some minor defect on some of the unit.. I now also got some owner want to let go de.. You can view first the unit and feel it..

2 months ago end of Apr got a 1 bedder unit auction.
auction RP at 400k before this nil bidder.

so this auction RP 10% cheaper than previously. At 360k. end up intense 4 corner fight. final bid won at 422k. mind you it is only a low floor unit. 2nd floor or 3rd floor.

currently got a few big size units available in auction as well.

The management is a joke..

1) The guardhouse/management office cant and wont help residents to accept parcels.

2) Complained about defects (water marks on the wall).. sent a bangla 'contractor' and was told to contact another contractor instead..after that no news nor follow up.

3) Facility maintenance took ages (up to 3-4 weeks to fix a lift or a glass door)

Say from the perspective of property valuers, the market price for Maisson now is at RM630-RM650 per square feet to guarantee a 90% loan. Say at this price it is a very good deal.

A friend of mine bought a unit here many years ago when it was a abandoned project which was revived by new developer. He said he was straightaway offered 4 car park slots so I believe many units here (meant to be commercial before abandoned) do have 4 slots available.

Good deal for people looking for own stay with big family.

hi im kinda interested to get maisson but wanna know any major defects or any frequent occurrence of interfloor leakages currently? any major complaints of the place?

what is the current maintenance cost also ?

happened to my unit once, leakage from upstair, the friendly owner got it fixed very quickly. cost him around 500 bucks.

demographic, would say mainly chinese and malays as well as some foreigners.
population wise is still manageable.
maintenance work has been up to date thus far, but you know la malaysian, will always have something small here and there.
but so long it gets rectified, i'm fine with it.

Dear owner and tenants, I'm looking at this subsale unit.. may know how's the soundproof of the condo? As the current condo I'm staying now, the condo soundproof is super bad, you can hear it very clearly neighbor dragging chairs, furnitures, walking, stomping, banging door and etc. Can't even sleep well at night.

During peak hour the traffic is congested at the BU/NKVE (Ming Tien food court) bridge and at Old Air Port Road Infront of Citta Mall onwards. Bearable yah but might need to budget more time during peak hour.

But as with all places in PJ, everywhere is jammed man.

Water bill is commercial bit electricity is residential.

1km walk from nearest station. But there is a bus service looping the station to surrounding area. Timing reliability unknown.
