Hi everyone

Just wanna check if buyer has apply for house loan? I'm first time buyer, so not sure which bank best to go. So far have apply with maybank and RHB under panel list.

Can we select bank like OCBC which is not under panel list? Thanksss icon_question.gif

Which block and unit you bought elice? OCBC is not a panel bank so not recommended to apply. As i know OCBC is in the midst of being a panel but that will take a month or two..

Best is you apply other banks that is in the panel list such ad UOB, citi, ambank etc.

Any update for this project, just contacted sales team (YTL). They inform all the smaller units sold out, now left only bigger (1200sq and above)...

Price RM680K and above....

Will visit their sales gallery this weeken... hope smaller unit still available (declined by Bank/ unit cancel by purchaser)

Just wonder their freebies...

I spoke to this with one of the loan guys, he said basically if not panel bank, it's difficult for new development like this because the bank would need to do evaluation and gather all the data regarding the project, so it's just best to go with panel bank. Right now, best rates -2.5 seemed to be Citibank but with lock in period for refinancing, so if you don't foresee yourself refinancing with another bank, you can just go ahead with Citibank but most banks give -2.45 anyway, so if lock in is a concern, go with other banks

By the way, just gone through the draft S&P, i am not sure what to make of it regarding the internet issue. It talks about provision of internal telephone trunking and cabling but it's not certain whether it is just for the use of intercom? (refer clauses below) But clause (3) mentioned that Purchaser may apply telephony services so kinda implies that there is a provision of infrastructure for telephony but that's not really clearly spelled out. Easy thing would be comparing the same clauses with MF1 SPA for Water, Electricity, Gas piping and telephony trunking clauses.

Reference clauses

(1)        The Vendor shall, at its own cost and expense, lay or cause to be laid all necessary water, electricity and sewerage mains, gas piping (if any) and internal telephone trunking and cabling.

(3)        The Purchaser may apply for telephone service and shall be liable for and shall pay the deposit for such service.

Hi there

I bought block F2! Yea, i apply those under panel list....Just get my approval from maybank..still waiting for RHB and CIMB.

Still dunno which bank to choose yet...everyone around me told me to get foreign bank... blink.gif

And any idea u guys know when is the dateline for signing S&P? Heard from my friend have to sign by end of 17th...... icon_question.gif

How come the panel lawyer's office number is not reachable? Anyone call can get through the line? 03 4065 3477.

The S&P must sign between 14 days? can sign in next week because i still waiting for the bank response? Do i need to call solicitors for the delay ?

yea i call the lawyer number written on booking receipt there...and told them next week only can sign as i still wait for bank approval!

You don't need to choose your bank before signing SPA right?
As long as you're confident you can secure a loan (or pay cash)

I have CIMB and RHB approval already.

Citibank friggin ignore me once I sent them my salary slip and after going through the 2nd person they only told me that for RM500k loan it's only for RM9k salary and above before we can proceed.
However, Citibank flexi loan is the best since they don't have that RM10 monthly fee.
