Boon, could you help to take a look at 5109?

it is going downhill at a very alarming rate. there is PP that will take place. co profits isn't looking too great. aussie dollar down. interest rate just waiting around the corner to be raised. (gark has mentioned before this is not a reit that he would invest in, preferring others).

wanted to sell but they just announced internal dealings yesterday which usually pushes up the price as far as i know. my holding is since june last year.

even though it is a reit... i feel that one shouldn't be blindly holding it just because its supposedly a long term investment. loyal reit followers keep talking about DY, but when capital is eroding like water in sand, DY doesn't seem to matter anymore. if this was a non-reit, i would have no hesitance in cutting it.

Some quick comments.

PP? PP looks massive. sweat.gif

You need to address the dilution issue, as it dilute your future dividend per share.
From what I browsed, it's increasing the number of shares from 1.32 billion shares to 2.125 billion shares.
Selling about 800 million new shares.
Dilution is massive....

You need to know what the money is going to be used for.... sweat.gif
Will the PP be able to generate enough income to compensate the dilution in earnings and with it the dilutions in future dividends? wink.gif

Recent earnings already look poor... sweat.gif

http://announcements.bursamalaysia.com/EDM...2013(Final).pdf

First thing I note in the condensed income statement is that the MANAGERS FEES this quarter is already more than the same period last year. ( 2.153 million vs 1.6 million).
Really? And did the profits increase so much that warranted the MANAGERS to have their fees increased?

(this is why laa...... tongue.gif )

I think you should follow Gark advice.... sweat.gif

The chart is ..... shocking.gif shakehead.gif

Noted and thanks.

I have compiled a list of value companies for my investment later (waiting for the coming BIG dip! Ha). In the study, noted that the performance of good value stocks is 1/3 or less of some high growth <removed> induced companies! Guess I should just stay with better than average return than aiming for 10 or 20 baggers. Too many political chains in some of the 10 bagger companies. Outside my comfort zone, too volatile etc.

Cheerio.

Value stocks is less volatile and perform moderate during boom times, but they also have less selling pressure during recession.

Growth stocks is more volatile and perform best in boom times, but can be subject of heavy selling pressure during recession.

In the long term a good sustainable growing company will outperform a good dividend paying company.

For me I adopt value+growth strategy, in the company must be conservatively valued AND have good growth potential... typically looking at PEG, Dividend%+income growth% vs PE and EV/EBITDA.

Typically they must pay SOME dividend as well. wink.gif

Nope, have no luck in my place, anywhere to get it? biggrin.gif

You should able to get it in KLCC.
I saw it there several times before.
If no, buy from Amazon or other online bookstores.

Else get the ebook. sweat.gif

Yesterday type of announcement is required for all stocks.
They have to make such announcements whenever they deal in their company shares during the closed period.
The closed period = a period when the company is due to announce their profits or losses....

This type of thing...
no definitive answer one....

normally, people would see it as a plus whenever they see the insiders/the big bosses buying extra shares in the company.
it's a confidence booster.

but sometimes... they (insiders) buy/sell shares for their own reason one...
For example, in this case, with the shares falling like hell...
the big boss know very well that buying extra shares now is a confidence booster strategy .....
hopefully the share buys would calm the public nerves down...

In reality...
these big bosses are so rich...
they buy in a million or two million shares of their own company shares.....
is really kacang putih...
spit in the ocean for them.....

for us.... huhu.... sweat.gif sweat.gif sweat.gif

Anyway... suggestion for you...

The crucial point is 90 sen... as per what the chart suggests now.
If it doesn't hold .......
get the hell out by 88 sen ........... sweat.gif

The director bought 1 mil shares.. well some will view as good news, but since the Yeoh Family are going to take up the 40% of PP, the 1 mil shares is just a drop in the bucket.

The money raised from the PP will be used to reduce outstanding loan at 4.5% interest rate, which will dilute the EPS, as their existing property is yielding 6%-7%. They have no choice but to go ahead with the PP because the D/A ratio is already >50% and over leveraged after buying the aussie hotels.

It's criminal that they would allow such a big PP.

shakehead.gif

Clearly not fair to the existing shareholders.

Yup.. that is why the share is sliding now.... rolleyes.gif

But after PP will slowly recover especially their D/A will now be 25% and can add more property to boost EPS.
