568k increase to 800k @ rm 85psf to rm 120psf within one yr.
Good ROI but better hold first. Price still can increase. I personal opinion.. at least RM 180 psf once eco link complete.

Trust me nth will happen.. flippers many in SEH.. their long term is 3 years after completion or 5 years max.. investors hold so long will make a lost... these flippers aka investors.. will try sell off at 750k for SEH.. right bo.. for that guy who got 80k undertablee is just one off or even few off.. majority SEH PROP dont have that.. the real question is YOU WONT BUY BACK THE SAME 750K DSL right.. u may say everyting giid about SEH.. just to please yourself..

for landed in kajang region only kajang 2.. bangi avenue.. kl south aka south ville..TTDI GROOVE KAJANG.. hillpark.. bandar teck..puncak saujana.. how many are vacant but SOLD.. selling 750k wont help.. no how many ppl can afford.. 3.5 k permonth.. I m referring to majority of malaysian.. even iskandar in johor oso dead lioa.. SEH will be another JADE HILLS OR worse bukit beruntung..

of course nth lost actually u guys yourself know how the market is.. keeping positive is good.. but having burden to pay for 35 years is equally bad..

No problem.. u yourself wont stay there right.. flippers are in SEH thinks like this for the potential buyers..

rm750k still cheap
it only take 1 hour to reach KLCC (too convincing)
Still tink property in semenyih will climb ti 1 milliion of which the investors themselves wint buy it back ir evenstay there.. but hoping the rest to buy frim them at800k..

the fact that many nearer location such as kajang with at least one thousand units still vacant but sold at 780k average.. I have not even include high rise upcoming high rise..

still tink positive .. go man.. try see the other threads like prooerty bubble.. threads..

Please note that our fellow SEHrian, Darween is travelling from Kajang to KL Sentral on a daily basis, but his journey is usually less than an hour.

So based on your affirmative wordings "for sure" or perhaps on a proven beyond reasonable doubt basis, it will take another 1 to 1.5 hours for SEHrians to travel from SEH to Kajang using the direct access via Lekas? If that is indeed true, I am seriously learning something very new today hmm.gif hmm.gif hmm.gif

now the trend is the mid end condo/apartment at city area will fill with foreign worker/students/single working class...those mid and high end income family will start to shift to high end condo in city or landed at outskirt area.....

Depending Miharja Ph 1 or Ph 2, Ph 1 = ex choi yin oak, Ph 2 = ex mining pool and some choi yin oak.

Izzit I have a house in in kajang too.. also neex 1.5 hours to reacg maluri.. ur darween took MOTIRCYCKE OR WAT.. OR travel at 5.00 am..

you want your potentia k buyers to wake up 5am or even ride a bike just to purchase your 750k DSL.. come one..

stop lying ti yourself.. it us damn far annd nit worth it..you yourself is d best example wont stay but want toflip.. remember SINGAPOREAN or china ppl can only buy 1 million above.

The main issue is affordability.. how many ppl are below the capatilist scheme.. how many are 3k below in general..

Isnt it faster to go through silk passingby twin palm and come out from batu11, direct connect to grand saga?.. y pass by saujana? Silk has 3 highway u know?

I disagree spending 2 hours to reach KL.. using lekas to reach silk/grand saga interchange at batu 11 takes less than half an hour..

From cheras batu 11 to kl wont take you 2 hours to reach.. itd just a matter paying more toll
