See hing I dun dare claim.. I dun have 1.6 m property.. but servicing lian for 800 k for DSL is around 4.5 k per month.. now 1.6 million ( projected profit.. ) .. make sure u service your loan for 35 years.. otherwise I will and auctiob off.. which I almost certain 1 year after SEH completed.. worse than TTDI groove kajang..

Gotta admit I'm a little annoyed with the accusation but I'm trying to keep my cool here.
True you said it probably too far away from KL, so fine. Don't buy.

For us buying there we have few reasons:

1) Own Stay, I been searching for a suitable house (budget, environment, location) for 3 years. In the end found SEH, and despite I have to suffer in coughing out the d/p, still go ahead with it.
2) Jam in KL. Really? You think every tom d*** harry works in KL? I didn't work in KL and I personally knew a few more SEH neighbours working in Kajang, Bangi, Cyberjaya but not KL. We don't give a shit whether it jams to KL for 1 hour, 2 hour or even 5 hours. We drive peacefully at 50kmph to our office and still can arrive within 30-45 mins.
3) Land size, price. Given the market today, I find SEH cheap and affordable for the psf pricing. If I want location, I'd save my money for Bangsar but wth, kid myself not, I can't afford one so until I am rich, I am resigned to the fact I can only get big house and good living environment further away. Give and take.
4)Flippers. Really? I spoke with a few neighbours but really most flippers were shoo-ed away when the first come first serve policy is implemented. They were not willing to go through the trouble of queuing to buy. But of course there's still a few flippers I knew but I believe the numbers won't outnumber the own stayers. This we will see in 3 years time.

Again as much as I appreciate some discussion, the way you crashed landed here annoyed me really. shakehead.gif

Answet is at least 1k burn for petrol price and toll.. car maintenance havent count yet.. you investors are saying only MRT is good this dat good.. but you guys wont take maaa..

I got no project to recommand.. just hoping no more youngters be tricked to believe that SEH is dat good.. in then end get bancrupt and these investors continue to stay in cheras and move on to mont kiara.. with your money..

First of all, it's your own whims and fancies to set the benchmark rate at 750k for DSL and thus far, none of us here have affirmed to your benchmark rate.

one more thing, u keep mentioning flipper hope to sell SEH DSL at 750k in future, i guess is your own assumption only.......i am buying to keep for long term, not easy to find a good township planning project nowadays...

with ppl offer me 80k undertable cash to transfer my unit to him, i know that my DSL now value is at about 500k eventhough one month ago i just purchase it with 400k plus.....i never say it will go up to 750k in future, but by judging on the hard work done by SPS, it might happen... tongue.gif

and now i m thinking to keep it as my weekend/holiday home after i saw all the nice landscape been done by SPS, for sure it will be a very nice environment to relax the mind and forget about the hustle and bustle in city..

well, anyway, hope ur dream will realize soon that market wil crash, so u can afford to buy something from that.. rclxms.gif

Get your fact right Bear,Are you cycling to KL to reach there in 2.5hrs.And again,are you cycling from kajang to maluri in 1.5hrs.Which part of kajang that you stay..

Ya bit annoying.. but is the truth as well.. for home stayers.. I have no issue.. but deep down u will know how it goes when completed mb like TTDI groove kajang or even jade hills.. I believe flippers high end here is going to suffer..

The limited choice ia due to the fact flippers are a lot in kajang sg long mahkota price areas been beyond reach..

2) I reiterate again that 750K is yr own whims and fancies benchmark rate.

3) (a) Why shld I lie to myself? (b) I agree that SEH is far but it's worth the rate that I am paying for © How do you know that it is not meant for owner occupation? (d) Yes, based on the new EPU guidelines, foreigners are only permitted to acquire property valued at RM1 mil and above but please note that foreigners are not limited to Singaporean and PRC.

4) SEH is a market segment for middle and upper middle class income earners, those below 3K have the options to acquire PR1MA homes
