Lol, bro, go to Pelangi Semenyih 1 behind Tesco to have a survey please, to ascertain the occupancy rate. Now even the subsale thre also is at 400k ++. Is that call low occupancy rate? Even the commercial units in front of the Pelangi Semenyih 1, more than 80% are occupied, so those people also works as manager to sustain the affordability?

Even the commie units that fronting the main road in Pelangi Semenyih 2 also ~ 60% occupied now, so still low occupancy rate?

750k maybe is overpriced now, but what about 5 years later after the township started to establish? Can you guarantee it is still overprice as well?

I agree that flippers need to be aware, if they don't have the holding power, but it cannot be regarded as the weakness of the SEH, due to distance, toll rate, petrol, etc...

Even the property is in the middle of KLCC, the flipper also need to take the precaution too...

I am not sure based on what justification you think that the distance of SEH will further deteriorate their selling ability. A FnG freehold DSL in an eco township which already have some established amenities nearby with nice landscape and direct acess to the highway, at an affordable entry price of RM 408k, what else you can request for?

From your perception people only willing travel 20km a day and all must squeezed their family in a small house within the 20 km radius of KLCC? doh.gif

Precisely, SEH is a mirror concept of SEP while SEH 2 is a mirror concept of SA. Duta Villa is thumbup.gif, landed strata property.

As for EM, it shall be a mirror concept of DPC but as u sd, landed strata doesnt come cheap especially the maintenance charges.

i think what he meant is that, the piece of land separating Ecohill and EcoWorld will make Ecohill 1 a bit isolated compared to Ecohill 2 and EcoWorld?
