Abdullah hukum station to site is around 1KM. But there is no pedestrian walk. You have to walk along the NPE highway to the station sweat.gif

best option is take Angkasapuri KTM Komuter to KL sentral for transit

Less than 500m from site to KTM station but i don't know how the access road will be built.
I'm not a buyer. Just a person slightly familiar with that area sharing some info.

9th to 11th floor sold off except the unique biggest unit (limited few units each block, C1 design)

From 12 floor onwards, price is from RM681k (smallest unit, B design, B/U 889sqft, 1 car park) & RM733K (slightly bigger but limited each block, B1 design, 974sqft, 1 car park)

pricing is acceptable n much more worth it than 9seputih.. 9S buyers shld be worried with no mall n jus those normal retail, this one could perform btr in the long run..

If they can build the link bridge to okr and access from npe, angkasapuri redevelopment, "walking distance" to ecocity and mid valley, mrt cycleline(if u can wait until 2030), no good?! Compare to de sans which one will u buy?

All experts/sifus here, I'm interested at this project for investment purpose, but seems like the response for this project is not well, and sales (pre-booking) is slow too. Any reason for this not so good response from the market? Below are the pros/cons i can think off so far:

Pros:
1. Relatively low price psf compared to ECO city, Midvalley city and bangsar south while very near to them
2. Potentially good rental rate in this area
3. Very near to KTM for convenient public transport
4. Accessibility should be good if the proposed link roads/bridge to OKR and NPE/Federal HW are built

Cons:
1. Front facing to NPE and railway, noise pollution
2. Back facing Klang river (or more like big longkang)
3. Next to a row of low cost flats, and the current main road of these flats and nova pantai is small and crowded with road side parkings and malay stalls
4. High density >1100 units?

This is on the other side of Ecocity at probably half the price (with inflation since 2011) but ecocity has the excellent access, LRT, ramps, mall, office n walkway to MV which this one doesn't have... Also too near to a big HTC n low end PPR is abundant here.. i hear angkasapuri ktm has so few passengers getting on/off..

However, I regularly pass by the sales gallery everyday as I live nearby and have yet to see it resume business after more than 2 years. Same goes for their Amaya Duta sales gallery.

I called up the Malton customer service 2 months ago and the person mentioned that they are currently putting both these projects on hold and are focusing on the Pavilion 2 @ Bukit Jalil. Not sure when they will resume both these projects. hmm.gif

Like the now Duta Park (formerly Amaya Duta) sales gallery, they already removed their former name. Just that they have yet to give the latter replacement name, tho. Looks like an abandoned sales gallery with creepers growing at the gates atm. tongue.gif

It's near to the NPE highway than in the Bangsar South area. You can say it's at the south of Mid Valley if you look at the attached map.

But there's a htc quite near the project site, tho.

Seems like Malton is taking their time with their new launches atm, given their priority towards Pavilion 2 and the Park 2. Even its sales gallery in front of my condo is dy overgrown with shrubs, including its hoarding. The only difference compared to 2 years ago is the removal of the 'Malton' logo.

So which block will be closest to the htc? Rio or River Park itself? hmm.gif

Wouldn't be surprised if the former is close to it, judging by common practice to maintain the pricing.

As for that sales gallery, I only see 2 or 3 workers on site working on it. Going at a really slow pace if you ask me.

Why named as Bangsar South where is suppose to be kampung Kerinchi.

I suppose this is the plot for malton's rumahwip and not the land on igb's land in real bangsar south.

Only saw 3 layouts from the 1st link, tho:

As this is your 1st home and you worried that you may do the wrong decision, why not you go to do the site visit yourself? Its surrounded by all the colorful ppr and theres a rumahwip right next to it in future. Furthermore, the road is so narrow with all the motor and car parking around (alot of illegal small malay stall selling foods and drinks at roadside). The HTC tower just right beside and infront of the river park. I advise you to go to check out yourself because I was the one who attracted by their houzkey 1500/month, i dont think its good to have the houzkey anyway. you may check it out. For investment purpose i am not sure, since its not really proximity to midvalley.

IJM spent so much to build the roads from NPE to Pantai Dalam area, they are unlikely to abandon the rest of the land banks there untouched. Somemore those lands are leasehold, later need to spend more money to renew the lease. The problem now is no demand to absorb new developments, somemore they need to sell at quite premium price to recover the cost spent.

IJM spent so much to build the roads from NPE to Pantai Dalam area, they are unlikely to abandon the rest of the land banks there untouched.  Somemore those lands are leasehold, later need to spend more money to renew the lease.  The problem now is no demand to absorb new developments, somemore they need to sell at quite premium price to recover the cost spent.

So true.. Look at Bandar Malaysia and maybe Kwasa Damansara

When these townships are up and running.. Current developments would be alot older, so why would potential home owners purchase the older properties?

Based on my individual perspective, don’t believe what sales person mention all the time regardless buying house or car or anything.

As we’re the buyer need to do necessary research, survey then only come out with your decision

doh.gif buying property under houzkey cannot do tenancy agreement, as you are renting the house from Maybank. If cannot do tenancy agreement then how can protect your and tenant's benefits. So taking houzkey for investment purposed can see you are very fresh in real estate investment.

If you think not worth for investment after many survey and comparison, can proceed for cancel, if the moment not suitable for cancel already, then its better to find another solution to minimize your lose.

Went to the showroom the 1180 sqft layout is great, kitchen/pantry is long snd spacious and i like the ceiling height. But location… sandwiched by a low cost flat and a rumahwip in the future. So a nope to me personally

Take your time with friends and family to check on the site and surrounding. Compare what’s the competition for this project. If you like it go ahead.

If not you , check with your agent is the booking fee is refundable. If not refundable I would rather burn it rather than buying/ gambling on a unhappy investment . Property is one of the largest purchase in our lifetime

Try flipping your Unit at 2026, may able get some return, because the corner side will complete MRT2(OKR station and Pantai Dalam station)at 2023, ECRL at 2026, ....etc.

If for Houzkey, the agreement may require purchaser at the sixth years residing in the house and able return the deposit (3months,)and pay a progressive interest in the unit selling of moment.

The noise is usually worse than landed, because sound travel upwards and there's nothing between your unit and the road, no trees, no other buildings / structures, nada. And vehicles are at much higher speed when they are in highways compared to small roads with speed bumps, even non-rempits will produce noises (although rempits are usually way louder). Even if windows can block much of them, like others said, you probably don't want to keep them closed 24/7, there's also your balcony and the ventilation for toilets. Noise will definitely affect the everyday comfort, but apparently we as a nation like residentials right beside highways with little to no buffer. doh.gif

HTC effect may not as bad 24/7 smart phone beside us, but htc very beautiful? Plenty good condo project at KL, why want to choose project nearby htc and you already know that? haha

But for condo living experience. Myself will open the yard or window facing the corridor, but closed the balcony and window facing to road most of the time, As its very dusty, noise, and sunlight very heat.

For those who very sensitive to sound during sleep time, and insomnia people for sure not suitable for this project already.

For what is know is, HTC, beside Highway (if too near), all will affacted property value in feature but walking distance to KTM, just 1 station can go abdullah hukum (mid-valley), 2 station can go KL sentral is nice for this project haha.

houzkey have many version, every version is different term & condition. But If you making deep research you will know, Houz-key (rent to own) is mostly benefited to bank instead of buyer.

so far except of property golden age (flipping game era) like 2010+, especially bangsar south, now a day majority of condo was not performance well at appreciation value, but rental still maintain good for highrise. So If you want to play flip via houz-key definitely not a good choice, and if you are capable, i will recommend you take conventional bank loan if you ready keen to buy the property (except you ready like it, plan to buy for ownstay, but current profile or dsr are not capable to get the loan approval, the you can consider it) if for investment, i dont think this is a good choice.

I do have same concern as yours: highway noise and river smell, and one more thing: access and egress to the apartment.

Irregardless, I see it not really for investment for me. High cost and lack of faster public train (KTM … ahem).

The SA that promote this launch says OKR is a good place to rent out due to very good proximities to key office areas and able to go most places within 5-10km range. The only thing I don't like is the jam in OKR. And the way he assure us the rental income I kinda shocked too cuz he's very confident that upon VP definitely can rent out lol .

normal project wise studio & 3 rooms unit not suitable
studio can't make room partition & 3 rooms also not recommended due to toilet not enough

best investment layout is actually 2 rooms, cheaper also

just key note lrt mrt very important for investment

Heard the agent said this project was quite good, link to NPE and it's near Midvalley. I'm not really like the environment after I went to see it but the agent said the government might develop after the condo and MRT 3 was done and the area will be slowly developed like KL eco city and bangsar south. He said the developer will make it look nicer and remove those illegal house. Is it true or the agent just fool me around? or it's just bet?

Same sentiments and feeling as yours when the SA promote this property launch to me. I quite like it. But I just couldn't find the strongest reason for me to get this.
What I meant by that is whatever negative sentiments throws to me, it will not negate my strongest reason to buy it.

Anyway back to this: I quite like the unit space, and design (I aim for the largest unit type). But I don't have the strong point why I want this unit:
- Location good, strategic (with traffic near highway, is noise going to be an issue).
- Near "mini" HTC - turn off to me.
- Price: at 1180 sqft its already 900k++, at mid-floor. (out of my range for ownstay)

So whats my strong reason for this property? KL view lo. Haha....

And back to your question, if you have doubt then assume its real. SA are there to make sales, not to get the best house for you.

Yup agreed for now. I mean to be fair to developer also, based on what they "promised", if they build another lane directly connecting to the resident, then it should alleviate the traffic discomfort. But to what extend the promise, no idea for me. The only thing I can trust is their brand and pray hard they will do it as promised lol.

Im only concerned with the designed new path to KTM... I see the actual path from the google map is not really a safe one. Even if it build a nice one, I wondered if security wise is it safe too?

the agent told me the developer is Malton. it was kind of big developer in Malaysia, built the park bukit jalil and pavilion bukit jalil etc...

This project remind of another project named duta park at Jalan Kuching by malton also. High level is near to city centre but exact location in the middle of nowhere no direct access to public transport & amenities in immediate surrounding

Pretty much 24-7 sound as FH is around 100 meters away

If market crashes, big boys with cash are coming into the market to catch the steals. Developer will stop launching new projects. Bank will tighten loan eligibility. For those who wait still gonna wait lol.

If the project is not right for you, let it go. Don't sign for 35 years debt just because you think you wasted the booking fee (I presume <3k?). Make the money worth by learning the mistake. Be water my friend, not water fish.

During the expo, I liked what I hear, now after expo and doing some due diligence...potong steam. Have also asked a few agents selling this project, most of them gave a lower rental expetation eg 3.5k vs 3.9k the agent at expo said. In saying that, they also push Cubic Botannical, Rian Trees, Kl48.

Good advice regarding big boys.. i am sure there is a big majority of uncle & aunties sitting on alot of cash ready to pounce in times of crisis.

I personally think KL48 its a bit too packed up around the area, unless there are some revamp around the area and becomes commercial active. Cubic Botanical is right in the middle of those PPRs with a lot of cars parking left and right of the entrance, and i felt the listed rental there is delusional. Property portal lists it at 1.8k but when enquired asking for 2.2k wtf. I top up a bit can stay inside bangsar south already lol. Riana Tree I think units facing reserved forest fully booked, and you have a cemetery right in front on the other facing which definitely will affect the rental rate la haha. Ownstay lagi worse. Location wise i think is ok for investment, the project beside secoya and inwood residence is fetching quite a healthy rental I would say, but not sure about the take up rate. Need yourself to do a due diligence check.

Coming back to your question, before or after, does it make a difference in terms of amount refunded, or refund decision lol. If not maybe just tell upfront lo, not like drag liao can have a better situation. whistling.gif

Sudah buka for registration since late April 2025. I also baru sedar as I passby there they put the bunting up last weekend. Not really high density (lower dense than the actual River Park hmm.gif ) Not sure if they share a same entrance cuz the land there quite hard to introduce another entrance. Can check it out yourself at their microsite here: https://ria-malton.com (limited information though)
