Yap location really will be the 1st to considering. But sime darby really have strong proven record to shown that all their projects really suscuss. what I see is sime darby buyer is all races. YTL n eco is 95% chinese.

Yup. Low price tag also important. Simedb melawati price cheap and friendly boh? Ytl price friendly just tulan when VP. Many defects. house accessories Brand and material ytl also give good one. Only workmanship manyak problem. Leak here n there. They will fix it. But take time. Need consistent chasing them. Macam Lakefield manyak defects but owners untung until terbalik perut.

Clarita take up rate is about 30-35%. Not spectacular. Mainly due to entry level and also sizes.

tengster, what's the need for a acoustic consultant to be on board such project?
lighting and security usually for higher standard projects.
but eco very smart. pay some fees can boast of such consultancy involvement.
can command premium pricing.

1. those small mini bottled water with ecoworld branding
2. the showhouse on site which they are going to tear down soon
3. those invites with makan and entertainment such as dim sum, hi-tea, family potrait, letterbox art class, etc.
4. the fancy buggy rides from car park to show unit

So this weekend, for the family potrait event, I will bring parents, grandparents,uncles, aunties and children+grandchildren. Just to snap enough photos.

I have went site survey at SetiaWalk before purchasing EcoSky.
The units facing LDP highway are much noisier.
Hopefully with the acoustic consultant, they can have measures to reduce the noise from traffic along Jalan Ipoh.

As expected...glut there will be when all 3 blocks are completed when everyone rushes to sell....worse if they cant sell block c now. Every morning i hear jack and mei yan on myfm promoting the units.

Less than 1000 units can create glut??? I am sure there are some upgrades by then. Newly wed family. gen Z. New retirees. They all wanna taste relatively safe and sound living communities with convenient amenities...
