They add those surrounding tree scenery, which is obviously row of shop lots. Even have lake, but if my memory served me correct, that is the lake created by tin mining back then. Surely no tree surrounding unless they are willing to vacate those space.

I think now the price should be 650-700 psf depends which floor you are getting as each floor increase 2k.
