Like you say, might have many weak hand goreng kaki buat kacau, that's why current price not so good, even though location strategic, workmanship good, freehold, reputable brand etc etc. But for me no problem to buy at current not-so-good-price, cause confirm I can hold long long until those goreng kakis give up. Will the price be suppressed longer? Maybe. Both units under same owner. But different bank.  Top unit under CIMB bank. Bottom unit under RHB bank. If no taker, will drop further 10% each round (next month).

the current maintenance fee is 0.39 including sinking fund. possible for the fees to drop in the future?

Beware if you were to purchase subsales unit under agent Max Ng. He has been providing me with all the wrong infos and i just found out after signing s&p. Regarding the sinking fund, fully furnishing price, water pump location etc. Dishonest and incompetent agent.
