For an outsider like me who din buy any fr es, my take is, forget bout the rebate as well as the dibs. Get a new price list. Lower down the price. Get it done with nett price in spa. Abide to the new regulation. Buyers go look for loans and try filter out speculators. Those oledi ltv70 ll not mind the lil bit extra due to no rebate style. Afterall most bank oledi access buyers with nett nett price liao. So wats the rebate about??? 4% might not b sufficient. Then why not just scrap tis idea??? hmm.gif

Eg. 1st list price = 700psf. New list price = 650psf. Isnt tat sound beta in another way? Of cos, es gonna hit with lower margin, but afterall, its now mental war between dev n buyers ma. sweat.gif

Tis is a single pc land dev, not a township dev. So margin is there. Its possible 25% rather than 30% for the entire project. Rookie ma. Try sthg new n keep some of the buyers who spent time lining up n hard work following up. thumbup.gif

So those who r listening n reading, u hav lil time to decide on tis b4 WWIII. brows.gif

that is exactly my same thoughts too.
upon launch, i was sceptical of dibs. hence i repeatedly ask for assurance of dibs happening. an eco world senior representative who i shalt not name assured me that if dibs is abolished, something is already in placed. i pursued further by asking why not open up the option. the person just replied, single option less paperwork mah.
fine.

when budget came, i knew trouble was brewing. hence i was genuinely surprised by the 2nd meet the bankers session knowing fully well that it would not go through. this is really a big bullet to their own feet from their own gun. it was pretty hilarious from person in the industry. seriously a big laughing stock.

now comes the last part. SPA signing is expected or rather informed verbally that it's gonna happen soon. again i foresee another trouble brewing. am not gonna disclose what is to come because after all, eco world is suppose to be very knowledgable right? i can only say they have two more big hurdles to overcome leh. i do wish them well and lotsa luck.

Nope, no news on date to sign S&P.

Just received sms from EcoWorld:

Regular opening hours will resume 15/12/2013."
I wonder why they close tomorrow. hmm.gif

Imagine getting ur agreement signed this year but no dibs. If i were them, might as welll wait till january...then blame all on budget.

Guess sps is gd in biz. Now ew lead by the young boy. Most decisions r not fr him. Not sure who ll make important decision. If the ew is built with experienced team, I guess they were too confident with their sps success and tot they can dupe it. Soli, egoism does not help.

A newly set up coy like ew should go all out to make their 1st few projects successful. They should even bribe the involving authorities to get the promised dibs. Afterall maresia ma. How much the cost to bribe??? Few mil??? Maybe. How much the intangible goodwill??? Priceless!!!

Tis es is not located in a NOT TO BE MISSED loc. So they should apply a more friendly strategy. How??? I dunno. Guess they should know. All the havoc dibs issues r gonna tarnish their name. Young man, wake up n do sthg. Thou I dun support dibs, I dun think they dealt with it professionally.

Just for ref. Dpc arcadia delayed signing in spa for soho. All buyers r happily accepting it. In fact they did it in a gentleman way. Now tat ppsb called for signing, all soho buyers around me seem to b so happy n getting ready the cheques to wait for their turn. Seldom I c buyers reluctant to go ahead signing spa except those who cant get loans la.

Soli for toking kok here. Saturday nite ma. Nothin to do so tok nonsense. Soli soli.

But sincerely, I urge lansli to perform magical moment to rescue es. Otherwise, u ll win the battle but lost the war.

The daily quoted an unnamed officer from the bank as saying that those interested to submit their bids can purchase the information memorandum for RM200 a copy before December 17 to know about details of the sale as well as the land.

A notice on the sale in an English daily stated that the property comprised of 50 freehold bungalow lots surrounding the site of Highland Towers.

The announcement comes days before the 20th anniversary of the Highland Towers tragedy on December 11.

In the incident which shocked the nation, one of the three apartment blocks came crashing down, sparking the biggest rescue operation the country had seen then.

The collapse forced the evacuation of residents from the other two blocks, which together formed what was once an affluent neighbourhood tucked in a serene setting, just a stone's throw away from the city centre.

Efforts by former residents to be compensated failed when in 2006, 73 Highland Towers's residents lost their suit against the Ampang Jaya Municipal Council (MPAJ) for liability.

The residents had sued 10 parties for between RM31 million and RM35 million. The units have been vacant since the incident.

Despite the area's dark chapter, a property firm told The Star that the tender exercise would attract "a fair bit of interest from developers" as land in the city was scarce.

“There would certainly be interest in the land, and the property’s fair value would be subject to a willing buyer-willing seller basis,” said Henry Butcher Malaysia director Lim Eng Chong, as quoted by the daily.

The bank official said the property was meant for sale en bloc. - December 3, 2013.

I made a call to the gallery last week.

Being told that the SPA signing date will be tentatively set on 20th Dec.

Any update?
