Great news. But also proved that they are not really ready while waiting for the cf.

Not trying to be fussy. Their time management not really up to par, as by right everything should be ready when the cf is issued.

Only now they started to build the landscape park.

No more Mayland in the future.

haha dont talk so loud. got fren bought sp1 and complain very much on workmanship say no more mayland. but guess what the appreciation is high and max roi with 10% Discount on dp. after that buy sp2 again and complain late delivery. but sp2 appreciate even more. now buy sp3 and jus keep quiet. after all he just paid 5k and make at least 200k on each MAYLAND sp series.

If you believe ML, it should be this month - January 2014. Well, that what ML said in a newspaper advertisement. Personally, I don't believe ML. It also advertised that Cheras Sentral would be opened for business by November 2013 but it never did. Instead, only a handful of shops (foods) opened in mid December 2013 and >70% of the interior of the mall still not completed. icon_rolleyes.gif

yeah quite lucky though. he bought sp2 230k and sold last year 580k. bought sp3 with 10% standard discount 2% early bird 1% repeat buyer = 13% discount. just rm5000 booking and refundable upon vp. sp4? hmm not sure if his loan still can approve blink.gif

I almost bought from Mayland. Royal Regent. Luckily loan din get thru.... Phew!!!!

shocking.gif Well... maybe u can call that lucky... but u cant denied that ROI from every SP series by Mayland make the buyers fat fat.... its not because of Mayland good reputation but its because they hold the strategic land.... So u can call them watever u wan and curse them to hell... but u also happy of the return of investment when u sell ur unit later on... I guess this is a kind of love/hate relationship rclxub.gif

Anyway... I personally feel lucky that my loan get approved... I plan to rent it out or keep it for own stay for another 2 years... after that when no more RPGT.... I will sell it... who knows how much i can gain by then... thumbup.gif thumbup.gif

The developer may not be the best but the location is very strategic indeed. no matter how bad the reputation of the developer is , the property value will still go up as I believe there will be a lot of demand for it. Initial buyers would have benefited as the property price here have increase a lot from the original purchase price. Will only just continue to go up in coming years.... congrats to those that have bought the property earlier and don't worry too much bout the delay as the developer have a good track record in late delivery.

Actually it's depends.
For investment purposes : +1
For location : +1

But in general KL property has increased since 2008.
I'm not agree that only Mayland property will make you rich. Rivercity, Sang Suria, etc also increases the same time as Sp1, Sp2.

You still have also much other choices in Jln Ipoh, Sentul, Dutamas.

Actually what Bro Building.Up and I mean is SP series will make the buyers rich... I didnt say only Mayland developer will make the buyers rich... I understand that there are few other choices.... SP series have the advantages just purely because of its strategic locations... nothing more... Yes the developer is sucks but atleast they provide the end result nonetheless... I dont know whats the market rate now as I dont plan to sell it rite away... thats why I am not angry or frustrated at all when it was delayed... I just hope they dont deliver a crappy workmanship at the end of the day.

I actually have good feeling for Royal regent... based on some of the latest photo and comment on those who been there... the workmanship is rather good compare to their previous development... just keep my finger cross and hope for the best rolleyes.gif

I have been staying at SP2 and I'm not sure where the statement 'bad workmanship' comes from. For SP1 yes, but for SP2 I totally disagreed.

There were some minor defects during VP but after submitted defect list, they fixed everything in no time. After that, my unit was perfect with absolutely zero defect.

To me SP series has the best location because its in the middle of DUKE, PLUS and SPRINT entry point. It also has easy access because beside the main road (Jalan Kuching). So during peak hour, the residents don't need to waste 15-30min just to get out from Dutamas area to Jalan Kuching.

The downside is it uses Jalan Kuching address instead of Dutamas, hence Dutamas properties are easier to get popular.
