For my case, i told my banker can I request for better rate, hence he go and fight for -2.5% for me, RHB though.
Not sure other bank is possible or not but worth a try.

On another note, some areas has a tagging/plate/mark to mark which house paid and which house doesn't. That way when the guards make their round, they just check those house which paid the fees & has the mark/plate/tagging.

I know of a housing estate (Bukit Segar Cheras, where I think you can't find a single house that's not more than RM1m!!) and there is a digital display at their guard house that show in red those houses that did not paid up (so clear esp at night), yet they couldn't care less !
So, where do this lead you guys to ?
Even at my current place, we do have a tag that's displayed in your house after you've made your first payment, but what happened after that ? They can simply stop paying !
Not simple bro ! Macam macam orang pun ada ! Some thick skins until I think C4 also cannot penetrate ! LOL

i rest my case.

Stay in million ringgit house but refuse to pay security fees...

I think we can just plan for the worst, and hope for the best...

SEH being new to Semenyih folks, don't be surprised if the response is overwhelming, esp in the earlier stage.
I won't be surprised if you guys can get 90% or even more, but the tough nut to crack is how to MAINTAIN them

PETALING JAYA: PLUS Expressway Bhd, the operator of the North South Expressway (NSE), has proposed to build a toll road in Senawang, Negri Sembilan, linking the Kajang-Seremban Expressway (Lekas) to the NSE.

PLUS was hoping to reduce the increasingly serious traffic congestion on the NSE, and to increase revenue from toll collection on this link, said sources.

Presently, there are some 11 traffic lights between Lekas and the NSE, although that stretch is less than 10km.

The proposed direct link, which would be shorter in distance by 3km to 5km, will bypass these lights and at the same time divert some of the congestion on the NSE between Kuala Lumpur and Seremban.


Seems like there will be interesting activities in Southern side of Selangor when the proposed link highway become true. There will be 2 main alternative NS highway to KL which the 'one' cross Semenyih.

Great news indeed. With the opening of such link, there will be more cars pass through the LEKAS..

NS will lead the traffic to Sungai Besi while LEKAS will divert the traffic to Cheras area I suppose...

Don't forget the new highway from Silk Highway link to Ampang,Gombak and Karak already award to Ahmad Zaki and but not start yet will complete ring connection of Klang Valley Highway. I expect more good new in future to stimulate economy in Semenyih Corridor.

Just a question. If MPKJ approve the fencing and security guard house and some residents they do not want to pay. Meaning they won't have the access card if we use. If they go thru guard house and force them to validate everytime they pass thru do they have rights to make a formal complain to MPKJ? This is what I afraid of only.

Like bro Firert said, those who pay for the first 1-2 years after that they didn't. We provided them the tag they display at their house. Once confirm they make no payment, we will need to rampas balik the tag. Have to make known to all that the tag is not give to them when they pay for the security fees.

Maybe our suggestions abit bad for (maybe we all are just joking but I am sure when come to those situation as a good person will definitely help. If not go help at least will call the police) those who didnt pay and something happen to them. I don't know what is the best way for them to know that the fee they pay is for their own good. I wish we are safe where we used to be where we do not need to be gated or guarded at all. Now is not only our valuable at sake but also our life. Robbers now don't care whether you are hurt or die. Future SEH terrace residents, if you dont value your own life and your money, please at least value the life of your love ones.

By 2017, residents of SEH can also take LRT (kajang 1 and hope got enough parking for public) instead of driving to KL. Save $, same sleeping time and less stress.

Seems like only those that take the loan from RHB will get the revise offer...

To be frank, I dun think we can ask them go to guardhouse to validate themselves since guard no right to stop ppl go in and out(by law). Some more they are residents. They should get sticker oso even though refuse to pay the service charges. Easier for guard house to do their work. If you are RA member before... Hihi, u will know the situation. Really...
