Not sure about the SemiD, but the billing schedule for DSL is only consists of 70% of the total sale price:

Down payment: 10%

DIBS period:
Foundation: 10%
Structural framework: 15%
Wall and doors and windows: 10%
Roofing, wiring, plumbing: 10%
Internal and external finishes: 10%
Sewerage: 5%
Drains: 5%
Road: 5%


During VP with electricity and water supply ready : 12.5%
Separate tile issue: 2.5%
8 months after VP: 2.5%
24 months after VP: 2.5

If this schedule is applicable to SemiD as well, you do the maths to check whether it is worth! tongue.gif tongue.gif

Phase 1 units already have DL & AP, so DIBS carry on...

Phase 2 units DL & AP not yet approved, so DIBS cancelled. SP Setia arranging an appropriate compensation scheme. Latest news disclosed by some of the members here is additional 3% rebate. hmm.gif hmm.gif

Yes, nobody can 100% sure on the total interest incurred during the construction. Nevertheless, the 3% discount is against the sale price while the DIBS is against the 70% of the sale price.

800k, 3% discount is RM 24,000.

800k, 560k (70%), interest charge 560k x 4.2% = RM 23,520 (average value for 2 years).

More or less, about the same I presume.

Phase 1 units already have the DL and AP, thus no issue on the DIBS, SPA signing date is irrelevant I suppose.

Phase 2 units which still have the DL and AP pending, cannot get approval if DIBS still in place. Thus, in order to obtain the approval of DL and AP after 15 Nov 2013, developer need to take away the DIBS scheme.

Yes, rough calculation is about that.

I believe SP Setia also projecting their billing when calculating the rebate/discount, and come out a similar value. As a responsible developer, I believe SP Setia shall stick to this "projected billing schedule" as well, to avoid any dissatisfaction among the buyers phase 2 units.

Bro, have you signed your SPA and LA? Are you sure luzento is getting the DIBS as well?

As far as I know, luzento unit is phase 2 units and shall not entitle for DIBS. rclxub.gif rclxub.gif

Phase 2: Pistia, Aquatilis, Luzento, Monlis, Aravis, Stagnia

True, that's why some buyer said even better if put in the discount directly into other flexi loan account (if you have other property), interest 4% ++, higher than FD... tongue.gif tongue.gif

Nevertheless, it is interest gained against the rebate/discount, not much though, perhaps just 2k++. Without the DIBS, we need to service the interest charge on the loan too. The rebate/discount is not just stay idle in your account for 2 years, you will need to take it out to pay the interest progressively.

In addition, we don't know exactly the projected billing schedule of SEH, thus they may already factorized this into the calculation.

If you haven't signed the SPA and LA, then LO may just serve as indicative. If the developer cannot obtain the DL & AP with DIBS, for sure they will cancel the scheme. The bank shall include a supplementary document for your LO then, I knew some banks even revoke the LO and issue a new one for signing. Perhaps you should check and confirm with SEH whether they already obtained DL & AP for Luzento units.

As you can see in the schedule, SEH only will bill your loan account for 70% before VP, that's the loan amount which interest that need to be serviced (DIBS - by developer; non-DIBS - by the purchaser) during the construction period.

I put high expectation on the mall that will be established in Eco Majestic later, as well as the commercial development in SEH 2... With more banks and commie come in, I believe this area will be the one of the hottest well planned GnG township...

All SEH, EM, SEH 2 will have direct connection to the LEKAS highway, fully illustrating their accessibility and connectivity to other parts of the vicinity.

If one day MRT can be extended to this area, there will be another boom. Overall, the distance of SEH to the current KTM kajang station is just 10 minutes drive away, using the Silk Highway. thumbup.gif thumbup.gif
