I don't wish to pour cold water over your estimation, but 80-90% is definitely very optimistic figure ! Perhaps, yes in the initial stages, but over time you'll be laughing behind your back if you can get anything beyond 70% ! I know, becoz the place where I'm currently living we (or rather they, since I'm just a contributor only) set up a RA few years back. Starting I would said around 80%, but now we would be very lucky if can get each month 60% !! But, still they are maintaining the programme........sometimes just "break-even" only ! And mind you, the charges RM50 only per month  !! You can't drink kopi-ais every day with that amount in a month, I believe ! LOL. The best part is those who don't pay always instigate others not to pay !! Paiseh mah to them !! And yet, those who don't pay rumah ada berbiji-biji kereta punya loh !! Btw, since the programme started, my area had seen a drastic drop in housebreakings, snatch thiet, etc, etc. So far, only 1 isolated case I heard. Before that, every week also a few cases!!

Bro, what you said is true. I am just trying to be positive here  . Anyway, can only try and hope for the best. Hopefully the future resident of SEH will be more cooperative. The money that we pay is not the benefit for ourselves but is for everyone.

Actually kesian those committee members....doing voluntary service only, no gaji, need to arrange this, need to arrange that, come end of the day........seeing those figures keep dropping slowly but surely !

This is a classic case of Lembu Punya Susu Sapi Dapat Nama !!     

1. Everytime payment is made, free organic vege for residents.
2. If extra money collected for current year, next year pay can pay lesser.
3. Extra money can use it to fix/implement certain things which will directly benefit the residents.
4. Explain to resident the benefit for security. This is in terms of safety and traffic as well.
5. Security will help boost up the property price as ppl now see security is compulsory.

Yes bro, always reactive but not proactive. If nothing happen to them they won't pay a single cent I guess. When something happen to them they might CONSIDER to pay. Like I said before, can only hope for the best.

This is indeed very sad, it just cost you a few starbucks coffee a month, but yet not willing to pay. Shame of them.

Can the RA set up a fb page and share the information for those people with such selfish behavior so that every resident know?

Would it be cost feasible if there is discount for those resident who pay advanced? For example, 0.5 month free for 6 months advanced payment, 1 months free for 12 months advanced payment, etc....

How about the touching card with certain valid period for the boom gate? Is it okay not give to those resident not paying the fees or dragging the payment? They still can pass through the gate, just everyday in and out need go to the guard house for validation purpose, is this feasible?

Ya, really Kesian the committee. Sometimes kena kaow kaow from those refuse to support.

Maybe need to let them( ppl dun wat to pay) kena kaow kaow one time. Tak kena chili paddy Tak tahu pedas.
